Our spacious, freshly painted (March 2017) home is an amazing retreat with an open floor plan perfect for socializing. The water view and sunsets are remarkable. Jamestown is charming and the historic city of Newport is just a few minutes away, We love hosting multi-generational families. The more forthright you are about yourself and your guests, the better your chance of securing our home. This is a non smoking house. Sorry, no pets. We do not host events, bachelor, or beer pong parties.

3:00 PM. (Ask about flexibility.) Tell Karen your estimated time of arrival. Then call or text her when you are one hour away. She will meet you at the house and conduct the walk-through.
11:00 AM. (Ask about flexibility.) Please text Karen upon leaving. The cleaning person is often scheduled for 11:00 AM as the house requires hours to clean before the next guests arrive around 3:00 PM. Be sure to close all windows, turn the thermostats to 55°, or turn off the air conditioning. Please leave the Seaside house keys and anything else borrowed in the bowl on the hallway welcome table. Close and latch all windows and lock all doors.
There is controversy about Airbnb type rentals in Jamestown. Please respect yard boundaries and especially do not use the neighbor's stairs down to the water. Please be considerate and respect their right to peace by keeping the noise down. The neighbors do not like anyone parking in front of their homes, mistakenly pulling into their driveways, knocking on their doors or especially, trespassing into their backyards where there are no fences. Use common sense about the property lines. Enjoy using and grilling on the deck, but please be mindful of volume and noise as it carries with the wind.
Please leave the house, and especially the kitchen, as you
found it except for the glass cooktop. We’d rather clean it ourselves than have it scratched. Please load the dishwasher and turn it on before leaving. Wet towels and anything else dirty goes into the white baskets or on the floor of the laundry room. Please do NOT make the beds, we will strip and launder the sheets. Please, no liquids in the wastebaskets or trash which should be emptied into a large white trash bag found under the kitchen sink, then tied off and deposited in the outside bins. This especially includes dirty baby and adult diapers. Enjoy or home but please, do not move the furniture.
We allow three cars to be parked overnight in the driveway although there is room for four. Please do not let anyone associated with your visit park in front of the adjacent homes. Tell Karen if you need additional spaces to park cars.
If you call for a cab or a ride-share service please be sure to put on the front lights to the house and have someone waiting at the door to indicate the correct driveway. When you arrive back at Seaside Drive, be mindful of sleeping neighbors. Keep outdoor voices to a minimum and quietly close car doors.
Outside and to the left of the front door, next to the fence, is a large black covered trash bin for white plastic trash bags that have been tied off. Empty all trash containers in the house into large white trash bags, tie them off and deposit into the outdoor black trash bin. Child/adult diapers must be in the white plastic bags in the bin. Please cover tightly to avoid animal scavengers. Place recycled items that have been tied off in white trash bags into the same black bin. Cardboard needs to be flat and neatly stacked beside the bins. We load each (tied off) white plastic garbage bag into our cars and personally take them to the town dump. No liquids please since they add weight and leak into our vehicles while being transported to the dump.
HEAT & AIR CONDITIONING
Please do not turn the heat above 70 degrees and always lower the heat to 55 degrees upon leaving. The two-ton ductless air conditioning and heat unit is located in the loft. The remote control is located to the left of the unit. It can also be turned on or off on the unit itself. Please close all doors and windows when the air-conditioning is on.
The fireplace is not working. Please do not use it.
Please be sure to turn the gas off when finished and scrape off the grille.
There are four umbrellas which must be secured to the deck rail with bungee cords while in use or they could blow over. The wind on the deck can be intense. Umbrellas need to be in the down position and secured with bungee cords at night.
STONY BEACH - THE ROCKS ARE VERY SLIPPERY WHEN WET!
At the bottom (middle) of the backyard, there is a path leading down to the beach. We ask you not to use it since the descent and ascent is treacherous and for the strong only. You can access the shore from a community beach, (Head's Beach) north of our home. Please use caution and wear good rubber sole footwear. Children should always be accompanied by adults. You can walk all along the stony beach with shoes to collect shells, sea glass and other treasures. The salt water is great for swimming but best to wear swim shoes. Be careful about strong tides. RI does not allow inflatables such as floaties on beaches so if you have little ones, life vests are recommended.
To save you from forgetting something, a check list is provided on the welcome table. It will remind you to leave the keys on the welcome table, close windows, lock doors, and text Karen, etc., as you leave. Thank you!

Fit2cook4Kids is the program, a social franchise being developed to be shared with qualified organizations and individuals. Our purpose is to rapidly replicate the Fit2cook4Kids empowering summer camp and after-school programs that teach children (7 to 15 years) to prepare healthy family meals with a chef, stay fit with yoga, and communicate for success as ambassadors of healthful living.
