Our cottage is a quiet, cheerful, and dog friendly home near U.W., Seattle Children's Hospital, Lake Washington and the Burke Gilman urban trail. The loft is above the ground floor surrounded by trees lending a bit of a treehouse feel.
The hosts live in the main house with their dog. This backyard cottage is detached and has its own separate entrance and small fenced yard.

Washer/Dryer included. High speed internet and gas, electric, sewer, water, and garbage (all utilities) are included in the rent. No TV/cable.
Dogs allowed with an extra $200 pet deposit.
Parking: One outdoor parking spot in front of the cottage is reserved for you. Parking is not allowed in the garage or the shared driveway.
Garbage/Recycle/Compost: Resident is required to separate their waste using the City provided recycling, food compost, and garbage cans.
Occupancy and Guests: The Premises shall be occupied only by the people named on this lease. The Resident agrees the premises shall be used solely by the Resident for residential purposes. No portion of the premise shall be used by the Resident for any business purposes. Resident shall comply with all applicable laws, ordinances, public rules and governmental regulations. No illegal activities are allowed on these premises. Washer and dryer are to be used only by Residents.
Quiet Enjoyment: Resident agrees that, on paying the rent and performing the obligations of the Lease, they shall peacefully and quietly have, hold, and enjoy the premises. The conduct of the Resident and others, for whom the Resident is responsible, including pets, shall not, in any manner, disturb the quiet enjoyment of other Residents or visitors on the Premises, including common areas. This may include but is not limited to honoring request of other Residents to turn down music/TV, or refrain from noisy activities.
Noise & Parties: No parties of more than 12 people are allowed without notice and consent of landlord. Noise (music, conversation, TV, etc.) must be such that it cannot be heard outside the unit between 10 pm and 8am weekdays; 11 pm and 9am weekends. If Residents have been notified 3 times (in writing) of violation of this clause, lease will be terminated and Resident's deposit will be forfeited.
Assignments and Subletting: The Resident may not assign or sublet any portion of the premises without written permission from the Owner.
Alterations: No repairs, painting, decorating or alterations shall be done without the Owner's prior written consent.
Repairs: Resident shall keep and maintain the premises in good and sanitary condition. Resident agrees to pay for any repairs of the premises due to the Resident's negligence or damage. Resident shall immediately notify the Owner, in writing, should any plumbing, electrical, mechanical, or other equipment or part of the Premises become damaged, faulty or in disrepair. Owner is not liable for violation of this section unless the Owner fails to correct a violation within a reasonable time after receiving written notification of the deficiency.
Yard maintenance: The Owner will maintain the front and backyards including mowing, weeding, watering, fertilizing, leaf removal, and tree pruning. The Resident agrees that the Owner, its agents, or landscaping contractor may enter the front yard or dog run to maintain the yard and/or make improvements. Resident is responsible for keeping the yard free of debris and for removing all of their garbage and unwanted items in front and back yards. Residents may not store any material, household item, or construct a storage shed unless prior arrangements are made in advance and mutual agreement with the Owner.
Entry by Owner: The Resident agrees that the Owner and its agents may enter the individual rooms in case of an emergency, to make necessary or agreed repairs or improvements, to exhibit the premises to prospective Residents, and for quarterly pest (e.g. ants, termites) inspections. Such entry into an individual's room, other than the case of an emergency shall be made during normal business hours, unless the Residents otherwise consents to the time of entry. The Owner must give the Residents twenty-four hours notice of intent to enter house during business hours, except during an emergency. The Owner may enter the common area patio at any time.
Non-responsibility of Owner for Damages: The Owner is not liable for bodily injury to or damage to the personal property of the Resident, member's of the Resident's household, or guests, that is caused by or results from latent or patent defects, criminal acts, fire, steam, electricity, gas, water or the weather, or from breakage, leakage, obstruction or other defects of pipes, wires, appliances, plumbing, lighting fixtures, or from any other cause. Resident assumes all risk of, and waives all claims against Owner from any such injury or damage, except for injury or damage resulting from negligent acts of the Owner.
Actions by Third Parties/Personal Protection: Owner disclaims any warranties or representation that it will be liable to Resident, resident's family, agents, invitees, employees, or servants for any damages or losses to person or property caused by Residents of the property or other persons. Resident understands that Owner and its legal representatives do not guarantee, warrant, or assure Resident's personal security and are limited in their ability to provide protection. Resident acknowledges that security devices (e.g. deadbolts, motion sensor lights) or measures may fail or be thwarted by criminals or by electrical or mechanical malfunction. Therefore, Resident acknowledges that they should not rely upon the presence of such devices or measures and should protect themselves and their property as if these devices or measures did not exist. Resident understands that any proactive steps Owner has taken are neither a guarantee nor a warranty that there will be no criminal acts or that Resident will be free from the violent tendencies of third persons. Resident has been informed and understands and agrees that personal safety and security are resident's own personal responsibility. Harassment or intimidation of a Resident, guest, Owner or Owner's agent is prohibited.
Insurance: The Owner does not insure the Resident, members of the Resident's household, or guests.
Smoking: There will be no smoking inside the building. Any signs of smoking at the end of lease will result in a portion (or all) of the damage deposit being retained to remedy the signs of smoking.
Notification to Owner:
Resident shall promptly notify owner in writing of the presence of the following:
A water leak, excessive moisture, or standing water inside the Leased Premises;
Mold growth in or on the Leased Premises that persists after resident has tried to remove it with household cleaning solutions, such as Lysol or Pine-Sol disinfectants, Tilex Mildew Remover, or Clorox, or a combination of water and bleach;
A malfunction in any part of the heating or ventilation systems in the Leased Premises.
Garbage/Move Out: Resident is responsible for removing all of their garbage and unwanted items from the premises upon move out.
