Lake Naomi Club membership allows temporary membership for renters for a fee (There is an extra charge to use Lake Naomi Club amenities). Please search for "Lake Naomi Club temporary membership". Please be aware that club facilities are not part of the rental agreement, used on your own risk and that we cannot be responsible for any closures or other issues with the club.

Payment Policy: Tenant(s) acknowledges that the rent amount is paid only for the premise and for the period listed above and is not for the amenities provided. Unless otherwise specified, Tenant will not have to pay any extra charge(s) for amenities provided by Landlord(s).
Cancellation Policy: The Tenant(s) hereby acknowledges and understands that in the event of a cancellation by the Tenant(s), AirBnb cancelation policy will apply.
Owner reserves the right to cancel the reservation if completed paperwork are not received within one week of AirBnb payment, or should property become unavailable due to uninhabitable conditions. All monies will be returned if cancellation is due to uninhabitable issues as determined by Owner.
Security Deposit Refund Policy: The Tenant(s) hereby agrees to deposit a Security Deposit in the amount specified in the lease agreement with the Landlord(s), to guarantee against loss or damage to the rental property and its contents thereof. Said deposit will be refunded via Airbnb, provided the following provisions are met.
a)No damage is done to the premises and left in the same condition as at the commencement thereof including: all interior rooms, bathrooms, garage, fireplaces, kitchen, kitchen sinks, basement, refrigerator, stove, oven, dishwasher, grill (if provided), and exterior grounds
b)No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay
c)All debris, rubbish and discards put in trash bags and removed from the premises.
d)Soiled dishes are cleaned and placed inside the kitchen cabinet
e)Grill (if provided) is clean and is ready for use by the next tenants
f)All keys are left in the lock box and house is left locked
g)During Winter Season thermostat is set to minimum (45 Fahrenheit) in every room
h)The decks and walkways are kept free from snow and ice
i)Orientation of home furnishings is left unchanged
j)Noise level is kept low while staying at the premises
k)The maximum number of persons occupying the premises did not exceed the number provided on Page 1 of the lease agreement
l)Only registered guests as listed in Guest Registration Form stayed in the premises
m)All Check-in and Check-out instructions are followed
n)No Complaint lodged against Tenant(s) from any source including, but not limited to, neighbors, Housing Association, Legal Authorities or Landlord(s)
o)All charges accrued during the stay are paid prior to departure
The Tenant(s) further understands that if any of the above requirements of this agreement are not followed, then a like amount of the security deposit will be forfeited to pay for these services.
Cleaning Fees: The Tenant(s) hereby acknowledges and understands that a Standard Cleaning Fee is included in the fees on Page 1 of this Lease Agreement. If in the event the premises require additional cleaning to render the premises into the condition as at the commencement, then the Tenant(s) shall be responsible for said additional costs, and said costs shall be deducted from the Security Deposit. Additionally, any damage incurred during the Tenant(s) stay shall be the sole responsibility of the Tenant(s). The Landlord(s) shall notify the Tenant(s) of the damage and said costs, such as but not limited to material, labor, shipping, and other costs and charges as determined by Landlord(s). These costs(s) shall be deducted from the security deposit and any additional cost(s) not covered by the Security Deposit, shall be borne by the Tenant(s). An invoice will be sent to the person signing this lease and the invoice will be payable within 15 days of the invoice date, unless other written arrangements are made with the Landlord(s). The Tenant(s) shall be responsible for any fines and or tickets levied against them, or incurred by any of their guests, resulting from any action incurred during their stay at the Landlord(s) property. Such unpaid fines and or tickets will be deducted from the Tenant(s) Security Deposit.
Community Policy: The Tenant(s) agrees to adhere to the Community Policies, Rules and Regulations (pdf-version of Lake Naomi Code of Conduct and Leisure Service Guide) can be provided upon request) and agree to assume responsibilities for any fines imposed on the property owner because of the conduct of the tenant(s) and/or of the guests of the tenant(s). The Tenant(s) understands that there are various forms of disciplinary enforcement within the community and Tenant(s) assumes full responsibility in such proceedings. Activities such as, but not limited to, Fireworks, Beer-Pong, Paint-Ball, Drag-Racing or Shooting of any projectile inside or around the premises are strictly prohibited. Community maintains quiet hours after 11 P.M. (weekends) and 10 P.M. (weekdays) and Tenant(s) agrees to keep noise level around the premises to a minimum.
Pets: The Tenant(s) hereby acknowledges and understands that Pets are NOT permitted in the premises. The Tenant(s) hereby understands that any misrepresentation of facts on pets in the premise will cause Tenant(s) to forfeit all of the Security Deposit.
Utilities and Services: The Tenant(s) hereby acknowledges and understands that Landlord(s) will pay for and provide Tenant(s) heat, air conditioning, hot and cold water as well as electricity under normal circumstances. Air conditioning can be controlled from 72°F and above and main heating from 68°F and below (66°F are the limits of the electric heaters in the basement). Landlord(s) will not be able to provide any assistance with utilities and services at the time or events of Natural calamities, Acts of God, Power Failures, any other unforeseen external events. Tenant(s) need to furnish Linens and Towels along with paper products, soap and personal hygiene supplies as applicable. Tenant(s) understands that the amenities, provided by the Landlord(s) in an effort to make the tenant(s) stay comfortable, may not be sufficient for tenant(s) needs.
Damages & Injury: Tenant(s) hereby agrees that Landlord(s) are not responsible nor liable for any injury or damages to any person(s) or to any property at any time or for any cause that may arise from the use of said premises or building or by any act of any person(s) or their guests who are occupying said premises for the term of this lease agreement. The property is rented in as is condition. The property and the home interiors reflect homeowners’ individual taste and requirements. Removal of any furnishings or items from the property may result in legal action taken against Tenant(s).
Guest Registration Policy: The Tenant(s) hereby acknowledges and understands that completion of Guest Registration Form is mandatory and that the minimum age of all unrelated adult guests is 25 years and older. The Tenant(s) agrees to complete the attached guest registration form truthfully with correct information. The Tenant(s) hereby understands that any misrepresentation of facts on Guest Registration Form will cause Tenant(s) to forfeit all of the Security Deposit and the Lease Agreement will become null and void with the Tenant(s) being required to immediately vacate the subject property and further legal actions may follow. The Tenant(s) hereby agrees that no other individual will be staying in the subject property that is not registered in Guest Registration Form.
Storm policy/Road conditions: The Tenant(s) hereby acknowledges and understands that no refunds will be issued due to storms, road conditions or any other reason beyond owner’s control.
Notice:1) Two video cameras have been installed on the outside of the house to monitor the premise.
2) No campfires or fireworks are allowed in the community or township.
3) Lake Naomi Club Membership: To access the activities and amenities of the Lake Naomi Club during your stay, an optional temporary family membership fee applies. See Lake Naomi Club Membership information (URL HIDDEN) Lake Access at the house is free!
Maximum Occupancy: The Tenant(s) hereby acknowledges and understands that the maximum number of guests for the premises is limited to the number stated on Page 1 of this lease agreement. The number of people in the premises must never exceed the occupancy limit of 12 at any time of the day unless explicitly authorized by the landlord.
Parking: The Tenant(s) acknowledges and understands that the maximum vehicle limit is 4 parked on the property premises. Any illegally parked cars are subject to towing; applicable fines/towing fees and is the sole responsibility of the Tenant(s).
Chargeback & Stop Payment: The Tenant(s) hereby acknowledges and understands that all rental fees are non-refundable per cancellation policy in the agreement. Chargeback and Stop Payments without the explicit consent of the landlord(s) is prohibited and may result in further legal actions against the Tenant(s).

Lake Naomi Deed Restriction:
I certify that none of the person staying at the property (see guest information above) is registered or is required to be registered for life in (a) Pennsylvania's Statewide registry of sexual offenders pursuant to 42 Pa.C.S. §9799.10 et seq.,as amended from time to time, or (b) the sex offender registry of any other state or the United States under a corresponding statute (a "Prohibited Person”).
The Tenant(s) hereby agrees to send a photocopy of the valid and current state (United States only) issued driving license or state (United States only) issued identification card with signed lease agreement. The Tenant(s) hereby acknowledges and understands that without the photocopy of the aforesaid document this lease will become null and void.
The Tenant(s) hereby acknowledges and understands that the subject property is a residential single family home located in a planned residential community therefore no commercial enterprise(s) and or business(s) can be conducted from the said property including but not limited to the following: camps, day care centers and group homes. The Tenant(s) hereby understands that the request for maintenance of the house, appliances and amenities or any other request from Tenant(s) must be placed to the landlord(s).
Tenant(s) hereby agrees that the landlord(s) reserves the right to inspect the property for safety and other purposes without prior notice. The inspection may be done by the authorized agent of the Landlord(s). It is also further understood that denying access to the property shall constitute loss of the security deposit and further legal actions against the tenant(s).
Tenant(s) acknowledges that the landlord(s) will provide further instructions for check-in to the property premises and for check-out of the property premises. Tenant(s) agrees to follow the instructions therein. Failure to follow those instructions will result in loss of security deposit.
Renter has not viewed the Premises prior to entering into this Agreement. Renter shall on arrival, examine the Premises, all furniture, furnishings, appliances, fixtures, and shall immediately report, in writing, if any are not in operating condition or are in disrepair. Reporting repairs does not give Renter the right to cancel this agreement or receive a refund of any payments made.
These agreements constitute the entire agreement by and between the parties and no representations heretofore made by the agent(s), constitutes a part of the agreement, nor do any oral representations hereinafter made, constitute a part of the agreement between the parties. In the event that it is necessary for the landlord(s) to enforce any provision of this agreement, the landlord(s) will be entitled to collect reasonable attorney fees and costs.
I/We have read and understood that this is a legally binding agreement and agree to the terms and conditions set forth herein. It is also understood the person(s) signing this agreement are of legal age. Any changes or modifications to this Lease Agreement without the expressed written permission of the landlord(s) will cause this lease to become null and void. I/We have provided correct and all pertinent information about the guests in Guest Registration Form.
The parties consent that facsimile or electronic mail (e-mail) transmitted documents constitutes an original and binding document. The parties also agree that the signed agreement constitutes an original and binding document only after the initial deposit/ payment from Tenant(s) has been received by the landlord(s) and acknowledges so via email.

For, and in consideration of Lessors’ agreement to allow Lessees and their guests to use Lessors’ canoe & rowboat at the above property during the above rental dates, Lessees agree to be solely responsible for the safe and proper care, maintenance, inspection and use of the boats; and to provide and properly utilize all necessary flotation and safety devices required by the U.S. Coast Guard and Pennsylvania boating statutes and regulations.
Lessors hereby inform Lessees that Lessors do not have experience or expertise in the use, operation, maintenance or inspection of the boats or its accessories. Lessors have not made, and do not make any representations to Lessees regarding the condition or seaworthiness of the boats, and Lessees shall inspect the boats before using them to ensure they are seaworthy. Lessees understand and acknowledge that watercraft in general, including boats, are potentially dangerous instrumentalities if not used safely, care- fully and properly by persons having expertise in their care, use, operation, maintenance and inspection. Such consequences can include, but may not necessarily be limited to drowning, serious and/or permanent bodily injuries; death; and damage to property, including but not limited to, the boats. Lessees shall not use the boats unless they are experienced in the safe and proper care, use, operation, maintenance and inspection of the type of boats located at Lessors’ property. Lessees agree that they will not allow anyone to occupy or operate the boats unless Lessees are certain that such persons are experienced in the safe and proper care, use, operation, maintenance and inspection of type of boats located at Lessors’ property.
Lessees and their heirs, executors, administrators, successors and assigns shall indemnify, defend, and hold harmless Lessors and their heirs, executors, administrators, successors and assigns from and against any and all actions and causes of action, suits, claims, judgements, demands and damages whatsoever, in law or equity, arising from injuries and/or damages to themselves and/ or other persons or property which are in any way related to the care, use, operation, maintenance and inspection of the aforesaid boats. Lessees shall be solely responsible for maintaining the boats in the same condition that it was in when Lessees arrived at the property, normal wear and tear excepted. Lessees shall be responsible for all damages to the boats caused by their actions and/ or omissions.
