The property is situated in the hamlet of Boreston lies a short distance from Moreleigh, which has amenities including a village, inn and good access to the principal South Hams towns of Kingsbridge, Dartmouth and Totnes. Totnes lies approximately 6 miles away and offers a wide range of activities pursuits. There is also a main line rail station at Totnes with services to London Paddington. The A38 dual carriageway is approximately 4 miles away and provides good access to the city of Plymouth and Exeter.

Living area and Kitchen
Living/dining area, dining area has ample space and a 10 sitter dining table. A couple of steps down into the living room area with exposed wooden floorboards, ample light and three windows. Exposed stone archway leads to the good size kitchen with range of Oak units and Rangemaster electric oven and hob, washing machine and dish washer, window overlooking the garden and terrace area. Fridge freezer and extra built in fridge.
Entrance from storm porch into inner hall with double bedroom off and ensuite double sized shower cubicle.
There is another double bedroom off the kitchen with built-in wardrobe cupboards and ensuite corner bath with shower over.
Stairs from inner entrance hall lead to the first floor. Solid wooden balustrade and Velux window above give the feeling of light and space.
At the gable end there is a generously sized double bedroom with windows overlooking mature trees and surrounding orchard. Door to a well presented ensuite shower room.
Leading off the landing is a further bedroom with 2 single beds and a wardrobe with gable end windows affording ample light. Next door is the family bathroom with Velux window, airing cupboard and storage.

1) Please fill in the information form that has been emailed to you after your booking
2) A text message will be sent to you at 2:55pm on the day of your arrival with code for the key box. Please do not enter the property before 3pm so it allows our cleaners and maintenance staff to make things right for you.
The key box is by the first reveal window at the rear of the property. There will be 2 sets of keys in there, please make sure keys will be put back in upon your departure

Breakages & Damage
We do not normally charge for minor damage but please tell us so that we can put things right.
Departure time is by 10am to enable our cleaners and maintenance staff to start work.
It would be much appreciated if you would please strip beds of duvet covers, bottom sheets and pillowcases before leaving. Towels may be left in a separate pile in the bathroom.
Waste and recycling
Could you please put your sorted recycling in the recycling brown bin and your bagged general waste in the grey wheelie bins, both of which can be found at end of the driveway. For recycling information, it is on the counter by the bin in the kitchen or you can search on South Ham Council site for the information: (URL HIDDEN)

Any leftover food, whole, fresh or still in unopened packets etc, please take it with you.
Please put your keys back into the keybox. There should be two house keys. Please make sure all the windows are shut and doors are locked when you leave.
Do please tell us if you plan to leave before your last day.
Please do not move furniture from its original position.
Dogs are only allowed by prior arrangement.
Dogs are to be kept on leads except in the houses or the large field.
They may not go upstairs (our stair gate must be in place at all times while a dog is staying).
Please ensure your dog does not disturb other guests.
Dogs are never to be left alone in any of the houses unless they are suitably crated and will not make a noise to disturb other guests.
Please do not leave the poo bags, full, around the garden or inside the property – always place them in the bin.
They are not allowed on the sofas.
They must be clean inside the property and if you bring a muddy dog back from a walk, please clean them off before entering the property.
Please do not use any towels provided from the property.
We like dogs - we have one of our own - but for obvious reasons we can only have suitable and well behaved dogs at Reuben’s.
• Towels & Beddings
Unless otherwise specified, the initial bed linen and bathroom towels are provided. Towels will be laid out in the house ready for your use. Please do not take extra towels / linen out of the linen cupboards or this will be charged extra.
Smoking is not ever permitted inside the property. If you must smoke, please do so outside, away from the building. Please make sure the stub end is completely extinguished. Please don’t leave it lying around
