Not right on the beach but close enough (about a mile), an easy bike ride or stroll to the business district (1/2 mile) and 20 minutes to the Historic District in downtown Charleston. You'll still have great water and scenic views of shrimp boats docked at the well known family owned, Crosby's Seafood. You just might want to catch the boats coming in and buy some fresh shrimp, crabs, or fish for dinner. Or, just eat there or at one of Charleston's favorite family spots, "Locklear's " serving an array of scrumptious low country cuisine located across the street!
Enjoy the privacy and quietness of this Moroccan styled space that allows you to scoot to the business district when you feel like getting "into the mix".
This condo is ready for your comfort and enjoyment. The "Sunspot" is located on the on the second floor and is an end unit that offers plenty of light and privacy with a gigantic deck on the back. This 8x24 deck allows you to slumber, dine, and enjoy the wonderful outside with a great view of marshes, water, and sunsets.
This 800 sq. ft. home has two bedrooms and two full baths that are nicely appointed, very clean with comfortable furnishings offering fresh upgraded towels and linens. Ceiling fans are in each room and the master BR has it's a private full bath and a TV. A hall full bath services the second bedroom. The second bedroom has 2 twin beds and with a sliding glass door that opens to the back deck.
WIFI is a must along with cable and a smart 32 inch TV in the living room that allows you to stream your favorite entertainment, along with and a Blue Ray DVD player. The futon is comfy and available for extra guest's use. Linens are available with extra pillows.
If you need storage for bikes, kayak, beach chairs, etc., their is plenty of space in an designated area below the condo for that. Since this unit is located on the second floor which is good for the view ( and a little exercise) there are some steps involved. There's no elevator but it's not too bad. Most of our homes in the low country are set on pilings, so if you don't "do steps" this one may not be for you. I really like to be upfront on every detail of my properties so thought I needed to mention that.
You'll find that you'll have everything you need with a fully stocked kitchen, plenty of towels, throws, and blankets to enjoy for your stay. If not, just ask me and we'll make it happen, as my goal is for you to be comfortable and satisfied with your accommodations.
You will have access to the entire condo including the front and back deck. Common areas include a small pond with a fountain and grounds to walk you or your "pup".
There is also a quiet and safe neighborhood behind the condo that is great for children to ride their bikes.

I have some tips for you regarding Folly and Charleston.
Traffic to the beach varies depending on time of year. In the Summer, you may want to leave before noon to head to the beach. It's only a mile away and 1/2 mile to the business district.
Never attempt to leave the beach when a storm is coming because everyone has the same idea. Find an establishment to your liking and have an appetizer meal, a drink, or sit back and listen to some music. Don't panic, it'll probably blow over and you can return to the beach for some more fun. Let everybody else deal with the traffic!
Enjoy the home but please be respectful of your neighbors in this community. Please see the 'Sun Spot's" short term rental agreement for your review and acceptance. Don't worry, we're not that strict and rarely have any problems or complaints on the property. We insist that you to have a low stress and relaxing vacation. The following information will help you be informed and understand what to expect from your neighbors and more about the really "laid back "Sun Spot".
This Short Term Rental Agreement (the “Agreement”) is made by and between Santana Holding Group, LLC. Teresa L. Mincey, Agent and “Guest” as of the requested and accepted reservation dates. The parties agree as follows:
The property is located at the Palmettos at Folly Condominiums, 2262 Folly Road - Unit 1J, Folly Beach, SC 29439. The mailing address is PO Box 1211, Folly Beach, SC, 29439. This property is furnished and includes appliances, linens, and towels. Initial paper products soap are included.
Rental Party: The rental property shall consist of the number of guests requested.
Maximum Occupancy. The maximum number of guests is limited to 6 persons. Rates are quoted based on 4 guest and there is a $15.00 extra charge per night for up to 2 additional guests.
Term of the Lease. The lease begins at 4:00 p.m. on your requested check in date and ends at 10:00 a.m. on your requested check out date.If you'll be arriving later than 4 pm, please send me a message so that I can "leave the lights on for you".
Minimum Stay. This property requires a 2 night minimum stay.
Check-In/Check-Out. Check-in time is 4:00 p.m. Guests patience is appreciated during summer season and on holidays. Late check-out will result in additional fees. Check-out time is 10:00 a.m. Upon check-out guests are responsible for placing all debris in outside trash containers, wash dirty dishes, turn off all electrical devices, HVAC, close all windows and doors, put key in the lock box upon leaving, and place the second key back on the key rack in the hallway. The property will be inspected and inventoried after each occupancy.
Paper Products. An initial roll of toilet paper is supplied for each bathroom, 1 roll of paper towels, 1 dishwasher tab, body wash, and1 garbage bag. Cloth dish rags and 1 dish sponge, 2 full size towels, 2 hand cloths, and 2 wash rags are supplied for the length of your stay.
Several coffee pots are available for your use, along with a crock pot, George Foreman indoor grill, bake wear, plenty of pots and pans, and some pantry items. Kitchen is fully stocked.
Keys. Keys will be on property in a lock box located on the front door and the code will be provided to you within a few days of your arrival and the reservation is paid in full.
Pets. Dogs are considered and must be approved with a nonrefundable pet deposit. A Pet Addendum must be completed and returned to owner of the property.
Household Equipment. We make every effort to have all household equipment in working order but occasionally a malfunction may occur. Notify the owner as soon as possible but note we make no guarantees on HVAC’s, appliances, or entertainment facilities. These problems are rare and we will make every effort to make the repairs as quickly as possible but NO REFUNDS are made due to these types of failures.
Required Age. Guest must be 25 (twenty five) years of age to reserve the rental property.
Ordinances and Attractions. You may review ordinances concerning dogs, beach gatherings,etc. by visiting the City of Folly Beach's web site. I will have a copy available in the condo.
Rental Rules. Guest agrees to abide by the Rental Rules attached; and Rental Rules shall apply to all members of the rental party and anyone else the Guest permits on the property, at all times.
Rental Rates and Fees.
• Upon confirming your reservation Airbnb will charge your credit card, as they distribute the funds upon your arrival.
• Any reservation obtained under false pretense will be subject to forfeiture of reservation. Furthermore, the Guest will NOT be allowed to check in to the property.
• Any damage to the property or furnishings, dirt or other mess requiring excessive cleaning, or any other cost incurred by Homeowner due to Guest’s stay will be reported to Airbnb for collection.
• Cancellation Policy: Please refer to Airbnb’s policies excluding storms.
• Storms: Refunds will be given only for named storms for upcoming reservations. For staying reservations, refunds will only be given unused days for named storms and an evacuation is ordered.
A copy of this agreement and City Ordinances will be supplied for your reference in the "Sun Spot".

Smoking - Smoking is NOT allowed inside the premises. Smoking is allowed outside ONLY. Please dispose of your cigarette butts in the covered container provided. At times, the wind will blow them and this could create littering and a possible fire.
Additional Guests - People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of the Guest.
Accident/Injury - All of the units are privately owned; the owners are not responsible for any accidents, injuries, or illnesses that occur while on the premises or its facilities.
Furniture - Keep the property and all furnishings in good order. Please make sure all indoor and outdoor furniture is in it’s original position. If not, a fee may be added to your reservation.
Appliances - Only use appliances for their intended uses.
Parking – Vehicles are to be parked in an orderly fashion. The following are not to be parked in the common property: 1) boat(s); 2) boat trailer; and/or 3) unlicensed, unsafe, or inoperable vehicles.
Vehicles – Unless expressly approved by the Property Manager, the following rules apply to vehicles on the premises. 1) Guests and their invitees may not occupy more than 2 parking slots. 2) Parking on Oak Island Drive is permitted but you must make sure your tires are off the pavement to avoid a citation 3) No unlicensed, unsafe or inoperable vehicles allowed 3) No house trailer, mobile home, bus, recreational vehicle, or commercial vehicle over ¾ ton capacity shall be parked on the property.
Housekeeping – There is no daily housekeeping service. While linens and bath towels are included with the unit rental rate, daily maid service is not included. We suggest you bring beach towels. We do not permit towels or linens to be taken from the property.
Water and Sewer – The property is on a sewer system. The mineral content in the water is high. The sewer system is very effective; however, it will clog up if improper material is flushed. PLEASE PURCHASE TISSUE THAT IS SEWER FRIENDLY. DO NOT FLUSH anything other than toilet paper. Feminine products or bleach should not be flushed at any time. If it is determined that feminine products have been flushed and created a clog in the septic system, the Guest could be charged damages.
.Trash – Please take your trash to the Dumpster area to the right of the property. Do not block dumpster area and, please, no trash allowed in common areas at any time.
Please use the garden hose provided between the down stairs first and second parking bays next to the stairs on the side closest to Oak Island Rd. for washing off beach sand, chairs, etc.
Noise –Large parties are not allowed. If the Guest does not comply with this rule, occupancy will be terminated immediately with NO REFUND. Please keep noise levels inside and outside to a minimum. Use of profanity in public areas is discouraged. Be respectful of the long term residents in the neighborhood.

I think I have finally discovered what really enjoy professionally! It's a mixture of my past 3 careers of meeting and helping people. I was in broadcast sales using my Journalism degree from the WONDERFUL University of South Carolina. Yes, I'm a "die hard" Gamecock fan. I enjoyed helping my clients grow there businesses and found it very rewarding. After many years of that, I became a Real Estate Developer. I loved developing and building wonderful homes to offer buyers moving into the Charleston area. I especially enjoyed going the extra mile in helping them get settled and know that they chose the right home and location in which to live. Now, I can offer vacation homes to guests that visit this beautiful area a very special experience and take away many wonderful memories.
I have 3 properties on "Folly" and I attempt to make them as homey, comfortable, and as special, as possible. I want to enhance my guests vacations not only with extra special accommodations but with information from a true "local" of Folly Beach for 27 years. I, too, enjoy traveling and that's what I look for when I'm visiting a location. I appreciate as much "local" input on where to go AND NOT TO GO, as I can get.
