The cottage is in a private rural setting conveniently located near downtown Sonoma, and is 35 miles from San Francisco. The indoor areas flow into the vine covered patio which transitions into a large lawn and orchard beyond.
Quail Run is named after the families of quail whose habitat we share. It is a unique property that has been enjoyed by our family for 60 years. The recently renovated cottage has a great room with living area, kitchen and dining, and a bedroom that opens up to a private patio with hot tub. The great room opens up to a grape vine covered arbor and patio that transitions into a large lawn. Beyond the lawn is our orchard and past the orchard is the Freyer Creek bike path that leads to downtown Sonoma. The cottage is the only house on the two acre property.
Guests will have private access to the entire property

Quail Run cottage is an 1.3 miles from Sonoma's plaza. The Fryer Creek bike path is at the back of the property. The cottage is conveniently located near Whole Foods and Sonoma Market, as well as numerous wineries and restaurants.
Smoking is NOT allowed on the premises.
People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.
Noise limitations: No loud parties. Quiet hours are 10 p.m to 9 a.m.
Amplified sound prohibited: Outdoor amplified sound is not allowed at any time.
Keep the property and all furnishings in good order
Only use appliances for their intended uses
Pets may be permitted only with prior approval and the Pet Addendum must be completed.
Parking: Off street parking is plentiful at the entrance to the property.
Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily housekeeping service is not included in the rental rate.
Hot Tub: We invite you to relax and enjoy the hot tub. Removing and replacing the cover is a two-person job. Turn the water temperature up an hour prior to use until the water is a comfortable temperature. Place the “frog" bromine sanitizer on its back on the deck. When not in use, turn down the water temperature slightly to a cooler level, replace the “frog" back in the water, and put the cover on. Secure the cover over the hot tub by snapping it down on the sides. Please do not add any type of soap products to the water.
Please check the temperature of the water in the hot tub before use. Maximum safe water temperature should be established by a medical practitioner, and is not to exceed 104 degrees Fahrenheit.
Do not use or allow the hot tub to be used alone.
Minors under the age of 18 shall not utilize the hot tub unsupervised. Unsupervised use by children is strictly prohibited. Never leave children unattended in the vicinity of the hot tub.
Do not add anything to the water including foaming bubbles, chemicals, soaps, bath oils, etc. If these items are used in the hot tubs, an additional cleaning fee will be assessed.
Candles (floating or any type) are not allowed on or in the hot tub.
Shoes are not to be worn in the hot tub.
Pets are not allowed in hot tub.
Electrical appliances must not be used in or near the hot tub.
Surrounding patio/deck may be slippery and dangerous when wet.
Persons who have high blood pressure, skin sensitivities, or who might be pregnant are strongly urged not to use a hot tub. If in doubt, please consult with a physician prior to using the hot tub.
Observe reasonable time limits to avoid nausea, dizziness and fainting. Should you experience any of these symptoms, carefully exit the hot tub immediately.
Lessee agrees to leave the hot tub in the same condition it was received.
Lessee agrees to fully reimburse and indemnify Lessor for damage caused to the hot tub during lease term, including damage caused by any person, including invited or uninvited guests, pets, animals, and children.
Lessee understands there will be no reduction in rental fees if the hot tub is unused or unavailable during the term of Lessee's rental period.
Please do not turn off or unplug the hot tub.
The hot tub is serviced and chemically treated weekly and drained monthly.
It is recommended that no jewelry be worn in the hot tub due to chemicals used. The chemicals in hot tubs can also affect color-treated hair and damage swimsuits.
The hot tub shall be covered and locked when not in use, especially if there are any children in the vicinity. Hot tub covers are easily damaged. Lessee agrees to inspect the hot tub cover for any damage upon arrival and advise Lessor of any problems.
Wood burning stove: The wood burning stove may be used for more sustained heating. Use only the logs supplied. To start the stove, place a starter log in the chamber, open the vent by pushing the slide in, light the log and close the door. Once the log is lit and the stove is hot, you can another log and moderate the heat by adjusting the vent: push-in for more heat, and pull out for less heat. Just cracking the vent will allow an all-night burn. A one to two inch ash layer on the bottom of the stove is ideal. The ceiling fan will help distribute heat.
Water and Septic: The cottage is on a well and septic system. At times,the well water may have an odor. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to $500.
