With over 1958 square feet, this spacious unit has 2 king bedrooms and a 3rd bedroom with 2 queen beds. All bedrooms have private bathrooms and 32-40" flat screen TVs. A 4th full bathroom is conveniently located off of the hall. The living room has a large flat screen TV and DVD player. The sectional sofa sleeper will accommodate 2 small children. You will also have the convenience of a full size washer and dryer.
This unit is located at the northwest corner of the building. Our corner unit is one of the very few 3 bedrooms offering an upgraded unit with BOTH Gulf View and State Park lake views from the balcony.

Please read all terms and expectations of our guests. We have been fortunate to share our condo with travelers who have taken great care of our property while visiting.
Terms & Conditions- SHORT TERM RENTAL AGREEMENT
SLEEPING CAPACITY / HOUSE PARTIES
RESERVATION WILL BE CANCELED BY OWNER IF NAMES AND AGES OF ALL OCCUPANTS ARE NOT SUBMITTED TO OWNER WITHIN 24 HOURS OF BOOKING. Occupancy is strictly limited to the sleeping capacity of the condo which is 8 adults, or 10 people if there are small children who will be using the sofa sleeper. Management reserves the right to enter the rental property anytime to investigate disturbances, check occupancy and/or check for damages. House parties are not allowed.
This unit will not be rented to vacationing students or young singles unless accompanied by a parent. Singles must be 25 years of age or older with proper ID presented upon request. Parents must check in and occupy the condominium with their children during the entire rental period. Violation of this policy will result in eviction and forfeiture of all payments.
ANY RESERVATION MADE UNDER FALSE PRETENSES WILL RESULT IN FORFEITURE OF PAYMENT AND THE PARTY WILL NOT BE PERMITTED TO CHECK IN.
You will receive an access code before your check in time to obtain entry to the unit. You must obtain this entry code from the property owner by phone, text, or email and not from the front desk. A starter supply of paper towels, toilet paper, trash bag, soap, shampoo, etc. are provided for your convenience. For safety and sanitary reasons, no seasonings or other food products are provided.
This unit and its contents, including but not limited to, linens and cookware, are privately owned and managed solely by the owners. Do not transfer any items between units during your stay.
There is no smoking allowed, inside this condo or outside on the balcony. Eviction with no refund is enforced in any instance of smoking in these areas. There is a designated smoking area outside of the building on the ground floor.
A departure cleaning/linen fee is charged once to each reservation. There is no daily maid service.
GOOD NEIGHBOR POLICY
Guests shall be good neighbors respecting the rights of the surrounding property owners and should not create noise or disturbances likely to disturb or annoy the surrounding property owners or guests.
Parking is limited to paying guests only and is located in the onsite parking garage. Parking passes are purchased upon arrival at the front desk with a limit of 2 permits per stay. The current price per vehicle as of April 2016, is $25.00 covering the duration of your stay and is subject to change by building management which is out of condo owner’s control. Parking permits must be displayed at all times. Building management reserves the right to sell additional parking passes when the building is not at full capacity.
Guest will be financially responsible for damages to the property beyond normal wear and tear during your stay. A security deposit of $350.00 may be collected and will be fully refunded after check out provided that there are no missing/damaged/broken items, violations of agreement, or excessive cleaning required following your stay. Accidents happen and we are more understanding of those incidences if they are reported promptly, so that any repair or replacement can be made immediately for your convenience and the convenience of our next guests. We will provide a statement of the damages and the cost of the repairs or excessive cleaning after they have been completed. If there is a refund due, it will be returned to you at the completion of the repairs. All general maintenance should also be reported, so the unit can be kept in good condition.
A basic supply of linen is provided in each property for the maximum number of guests allowed. Bed linen and bath towels are not changed during your stay. The towels are not permitted to be used outside of the unit or transferred to other units. Please bring your own beach towels for your stay.
If the property is for sale, the owner reserves the right to have the property shown to prospective buyers. Every effort will be made to schedule the showing at a convenient time.
FURNISHINGS AND DECOR
Furnishings are subject to change without notice. Please do not transfer furnishings of any kind from one unit to another. If you require special appliances or equipment, please bring them with you.
MAINTENANCE / REPAIRS
Please report any malfunctioning equipment or damage as soon as possible directly to the owner. Every effort will be made to correct the situation as soon as possible. You will have 24/7 access to the owner for emergency situations. We have local staff available. Repairmen may enter the premises during business hours for purposes connected with repair, care, or maintenance of the rental property. Tenant acknowledges that unless owner is notified immediately upon occupancy, the premises, including the furniture, furnishings and appliances, televisions, and DVD players are in good condition and good working order. In case of failure of a system or amenity during your stay, including but not limited to, water, sewer, heating, air-conditioning, electrical, mechanical, ventilating, structural systems, major appliances, or entertainment equipment, we shall promptly repair them. We shall not be liable to you in damages, and no rebate or refund will be given for such temporary failure, provided we are repairing the system or amenity in a reasonable manner after having received notice from you that repairs are needed.
SATELLITE TV, WIRELESS INTERNET, AND OTHER AMENITIES
Satellite TV and Wireless Internet are provided. No refund of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to TV or internet service. Everything will be done to make sure what was offered in any advertising will be in the property as described. There may be times when the exact amenities are not in the property. Every attempt is made to keep the inventory as advertised. A difference in amenities does not entitle you to any refund of rents paid. Amenities may be added or removed at the owners/managers discretion.
DURING YOUR STAY
Fire department regulations prohibit use of a grill on all decks, porches and balconies. There is a grilling area at ground level for guests to use.
There is no telephone inside the unit.
Refunds will not be made due to inclement weather. If evacuation is mandated by civil authorities, you will be given a refund for the unused portion of your rental period.
Pets are not permitted in any rental unit. A pet, or evidence of a pet, will result in forfeiture of rent and eviction as well as a $700.00 charge to guest for deep cleaning of the unit.
USE OF FACILITIES
RELEASE FROM LIABILITY AND AGREEMENT TO INDEMNIFY OWNERS: RENTER RELEASES AND WAIVES ANY CLAIMS AGAINST THE OWNERS, MANAGEMENT COMPANY, AND OWNERS’ ASSOCIATION FOR DAMAGES OR INJURIES, AND AGREES NOT TO SUE THE AFOREMENTIONED PARTIES. Renter agrees that the Owners or Owners’ Association shall not be liable to Renter, Renter’s family, Renter’s guests, or other occupants or persons on the premises or surrounding areas, for personal injury, property damage or any other losses. This release agreement includes, but is not limited to losses caused by any of the following: Negligence of the owners, or acts of any other persons, theft, burglary, assault, crimes, fire, water, wind, rain or smoke.
In further consideration for the rental of the property described in this rental agreement, the RENTER AGREES TO INDEMNIFY AND HOLD HARMLESS the Owners, their heirs, assigns, and any other person, firm or corporation bound to defend or pay judgments against them, for any and all losses, claims, demands or causes of actions, including bodily INJURY OR DEATH OF ANY PERSON caused by the NEGLIGENCE of the owners or for whatever other reason. Specifically, the renter agrees to indemnify the owners for any liability to a minor and/or his or her parent/guardian due to the NEGLIGENCE or any act or omission of the owners and/or their agents. To indemnify means to agree to assume the liability in a situation, thereby relieving the other party of responsibility.
Guest agrees to abide by the rules of the community. These may be posted in the unit or at the community pool or office. These rules may change from time to time.
LOST AND FOUND
We are not responsible for personal items missing or left behind. Unclaimed items will be donated to charity or discarded.
CHECK OUT PROCEDURES- IMPORTANT
We ask that you abide by our check out procedures to avoid additional charges from our cleaning service. If you leave the unit in appropriate condition, the next family who will arrive only hours after you leave will have access to the unit on time. We really appreciate you following these procedures:
Please make sure the kitchen is left clean with all dishes, pots, and pans washed and put back in the appropriate cabinets.
Please make sure all trash is removed from the unit before you check out, including trash in the bedroom and bathrooms. Building regulations require the use of trash bags with a minimum weight of .65 mills. Trash chutes are provided for your convenience at the west end of each floor.
COMPLETELY empty the refrigerator.
Make sure all outdoor furniture is in its original position.
Our housekeepers will strip and remake the beds, replace linens, vacuum, dust, clean the bathrooms, and mop the floors. If excessive cleaning is required, you will be charged.
As your host, we do whatever we can to communicate all details to be sure your vacation is all that you expected and will return calls promptly. Also, this is our personal vacation home, so we want to share it with guests who will treat it like they are staying at a friend's home. We have been so fortunate to have such guests because this has allowed us to rent the condo when we are not using it. We have 2 teenagers, live in Louisiana, and I love the beach. My favorite time of the year at Orange Beach is September-October.
