This three bedroom property sleeps 6 people in 4 beds, plus there's a sofa and loveseat if needed. The open concept living room has comfortable leather sofa and love seat, dining table and charming fireplace. The kitchen has lots of natural light, stainless steel appliances, microwave, dishwasher, fridge, stove, Keurig coffee maker, kettle, and all kitchenware.
You will have full access to the space including a separate entrance with keyless entry system for your convenience and 24 hour check in.

Rules (to protect both you and me):
Your booking will be canceled if any of these rules are broken.
There are to be no parties at this property. A party is defined as a gathering of more people than are registered to stay in the house. If you are looking for a party venue, I can recommend some locations in town.
No parking on the grass.
There must be an adult present with children under 16 at all times; children are not to be left unattended in the home. The person booking the house must be one of the people staying in the house. You are not permitted to book the house for others. The number of guests staying in the house must match the booking request.
Please be respectful of the neighbours; quiet time after 10 pm.
No deep fat frying of any kind in the home.
Please do not move the BBQ from its location on the patio.
WiFi is provided for your convenience but any illegal activity conducted over WiFi is the responsibility of the Renter.
Rules to keep our newly renovated house looking new for you and other guests:
There are luggage racks in each bedroom. We prefer you use these for your luggage (instead of the bed) so our new bedding and duvets won't get damaged.
Please remove your shoes in the house. Also please be careful if dragging luggage through the house as it can scrape the floors. To protect the floors, please clean up any water spills on the floor as soon as possible.
Please do not put wet towels on the floors. There are hooks in the bathroom/bedroom. When you leave please put your towels in the laundry basket or in the bathtub.
Before you leave, we would appreciate it if put your dishes in the dishwasher.

Balsam Properties is named after the former St. John's, NL hotel that my maternal grandparents were proprietors of from 1932 until the 1950s. Both my aunt and my late mother grew up at The Balsam, and it was a special place for them, meeting travelers from all over the world. I, too, am enjoying hosting groups from all over the province, country, and the rest of the world! I would love the opportunity to welcome you to my restored properties.
I also love travel, photography, restoring old furniture, cooking (Asian food is my favourite), boating, snorkeling, golf, and fishing. One of the best salmon rivers- the Exploits River- is just five minutes away! A recent CBC News story cited, "the Exploits River is known by salmon anglers everywhere as a world-class destination. It's Newfoundland's longest river and was once featured on the TV show Great Canadian Rivers, on which it was praised as one of the most prolific producers of Atlantic salmon in the world."
