Our two story home "Alturas De Culebra" (Heights of Culebra) is situated on nearly two private acres of prime hillside property and offers panoramic views of Fulladoza Bay and the Carribbean Sea. Private, quiet location.

Rules and Regulations. The following rules are mandatory.
•Tenant agrees not to create any disturbances, noise, or nuisance detrimental to the Property. Loud or large parties are strictly prohibited.
•Do not dispose of sanitary napkins or tampons in the toilets on the Property.
•Attempt to conserve both water and electricity.
•Illegal substances are strictly prohibited.
•There is wildlife in the area. Tenant agrees to respect nature and take care to guard themselves and their guests as appropriate.
•Tenant shall not sublease the Property.
•No business of any kind shall be conducted in the Property.
•No smoking is allowed inside the Property.
•Please turn off the outdoor lights when not in use. They are very bright and contribute to light pollution. Our neighbors enjoy the light-free evenings for star-gazing.
•No pets are allowed on the Property without previous consent. We will consider adult dogs only on a case by case basis. If permitted, an additional deep cleaning fee will be required to prevent any allergy issues with subsequent guests. Please contact us before booking.
Guests will be required to sign a Rental Agreement after confirmation of their reservation. The Rental Agreement will list the names of all occupants that will be allowed on the property during the rental period. The relevant conditions of the Rental Agreement above and beyond the standard Airbnb agreement are as follows:
Tenant Liability and Property Damage Deposit. Tenant will be held liable for damage to the Property that is not attributable to normal wear and tear and will be responsible for the cost of replacement or repair due to such damage. Specifically, Tenant agrees to accept liability for any damages caused to the Property by Tenant or Tenant’s guests during the Term of this Agreement, including, but not limited to: furnishings, landscaping, appliances, and electronic equipment.
Prior to the Term of Occupancy, Owner or their representative shall conduct a detailed inspection of the Property and its contents. Upon check-in, the Tenant will conduct an inspection of the entire Property and its contents. The Tenant agrees to report any damages or notable conditions found upon arrival to Owner or their representative within one (1) hour of Occupancy.
The Owners do not offer refunds for inclement weather conditions during the Term of Occupancy. No credit will be given for shortened stays due to late arrival or early departure for any reason.
Services Provided. The Property is fully furnished and equipped to include: linens bed, blankets, pillows, towels, as well as a fully equipped kitchen, propane grill, television, and outdoor furniture. All equipment provided, including bath towels, shall not be removed from the premises for any use whatsoever with exception of beach chairs, beach umbrellas, coolers and beach towels, which may be used by the Tenant and occupants off site.
The washing machine on the Property is not available for use by Tenant or other occupants. There is a clothes line to dry clothes and swim suits. Laundry services are available in town. If arranged in advance, the Caretaker may do laundry at their home for a fee. If the onsite washing machine is used without prior permission from Owner, the Tenant will forfeit the Property Damage Deposit.
Yard, Fresh Water Cistern and Septic Holding Tank. Tenant hereby acknowledges that the Property is located on a hillside and terminates without a fence or any kind of enclosure. There is a covered water storage tank and a septic holding tank on the premises. Tenant acknowledges an awareness that: 1) conditions can be dangerous (falling and drowning hazard); and 2) tiled flooring in house and/or outdoor patio areas can become slippery when wet, and that injury may occur to anyone who fails to exercise prudent caution. Tenant accepts, with full knowledge, these warnings, and accepts and assumes all risks involved in or related to the use of the yard and outdoor patio areas, and Tenant agrees to inform all occupants of these potential hazards.
Checkout Procedures. Please complete the following prior to checkout:
•All dishes should be washed and put away or set in the drying rack.
•Please strip the beds and leave the sheets and pillowcases on the center of the bed.
•Towels may be left in the bathrooms.
•Please make certain that all doors are locked and shut.
•Please leave the house “broom clean”.
•Keyset must be left in the lockbox. A $50 fee will be charged for each lost keyset.
Owners will not be liable or responsible for personal items left behind, lost or stolen. If Tenant leaves an item at the Property after checking out and wish to have it returned, Tenant should call Owner as soon as possible to arrange for shipment. Owner will inform Tenant of the shipping cost and with Tenant approval, deduct it from the Property Damage Deposit to cover the expense. The property will be left in the same good and habitable condition. A $100 fee may be charged for excessive cleaning that is required beyond normal expectations.
Hold Harmless. The Owner assumes no responsibility for any loss, damage or injury to persons or personal property during the Rental. This includes losses, damages or injury due to acts of God, theft, utility outages, services rendered by others on the island, or issues related to your transportation. Tenant agrees to hold Owner harmless for damage or injury to any and all persons or their personal property during the Term of Occupancy. Tenant understands that Owner is not accountable for liability for any inconvenience arising from any temporary defect or stoppage in supply of water, gas, electricity, plumbing, phone or internet access that is beyond Owner’s control. Further, Tenant acknowledges that Owner will not be held liable for any loss or damage to Tenant’s personal property caused by weather conditions, natural disasters, or other events beyond Owner’s control. The undersigned, for her/himself, her/his heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all claims, demands, and causes of action, by reason of any injury or damage which has or have occurred, or may occur to the undersigned, or any of her/his guests as a result of, or in connection with, the occupancy of the Property, and agrees to hold Owner free and harmless of any claim or suit arising there from. In any action concerning the rights, duties, or liabilities of this parties to this Agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorneys’ fees and costs.
Termination. All provisions in this Agreement will be strictly enforced. This Agreement is immediately terminated in the event of Tenant’s non-compliance with any term herein. Termination arising from Tenant’s breach of this Agreement will result in Tenant’s forfeiture of any and all payments made, and legal action may be taken against Tenant.
