Room Facilities: A/C in all rooms, TV in every room, equipped kitchen, dishwasher, washing machine, iron, hair dryer, telephone, safe, terrace with clear sea view and outdoor dining area (table-chairs).
In the living room there are 2 standard sized single beds (0.8mx1.90m long) used as sofas or beds for the 5th and the 6th guest. The extra guest fee/night is (40euros/night/guest).
One of the bathrooms is en-suite to the main bedroom.
Changing linens/towels and Cleaning: every 2 days (cleaning fee included). More cleaning can be provided with extra charge.
Check-in: 14h00 and Check-out: 10h00 max.

BY SUBMITTING A RESERVATION REQUEST, YOU CONFIRM THAT YOU AGREE WITH THE FOLLOWING TERMS AND CONDITIONS (HOUSE RULES):
1. A RENTAL AGREEMENT (terms & conditions) is completed and signed by the guest (tenant). It will be sent to the guest’s email prior his/hers arrival. It includes: the dates, the rent paid to the host (excluding airbnb fees), security deposit ( airbnb pre-authorize your card), personal details of all the guests (full names, full addresses, passport numbers), and all the terms included below. Please note that EVERY GUEST IS EXPECTED TO SIGN THIS AGREEMENT. WITHOUT THE AGREEMENT THE BOOKING IS NOT SECURED, even if the guest has paid the total amount. The guest should check his/hers emails frequently for any changes, any additional information required, check-in information, etc. The guest is responsible to hand in his/hers PASSPORT on check-in, to be copied and to provide information about the ARRIVAL TIME as soon as possible.
Standard CHECK-IN: 14h00 and CHECK-OUT: 10h-11h00 (Villas check-out no later than10am, Apartments at 10h00am and Studios at 11am). Early check-in or late check-out can be offered with extra charge according to availability.
2. Each guest should RESPECT THE OTHERS, BEHAVE DECENTLY, understand his/hers obligations as a resident of this resort, and FOLLOW THE AGREEMENT TERMS AND THE HOUSE RULES (written in this document, and explained/asked by the hosts and/or written in the room and at the swimming pool area). Each guest is expected not to cause excessive noise, not to disturb the other guests and owners, during the whole rental period. Also, alcohol consumption should be done moderately, to avoid drunken and loud behavior. Nudity of any kind and excessive public displays of affection is not allowed. DISCREET AND DECENT BEHAVIOUR is required and expected to the communal areas and swimming pool areas as families with young children are frequent guests of our resort. THE HOUSE RULES ARE EXPECTED TO BE FOLLOWED FROM EVERY GUEST, no matter of sexual preferences. The host has the right (and will use it if needed) to cancel the agreement and reservation immediately, and evict the guest to protect his/hers premises and other guests, and ask protection from the law and the police, in case these rules are not followed by the guest and/or if the guest disrespect the hosts and the other tenants or cause any damage of any kind.
3. OFFERED SERVICES: CLEANING: Cleaning and Changing of the linens and towels is provided TWICE PER WEEK or more if possible with no extra charge. More times can be provided on request and with extra charge (according to availability). The guest agrees tha the host and the cleaners have the right to enter to the apartment to clean the apartment according the cleaners day schedule.
TRANSFER/TRANSPORTATION: please note that we cannot offer transfer services from/to airport/port. The host will provide as much info as possible to the guest to book his/her transfer in advance. Booking your transfer in advance is necessary especially on the peak period as taxis at the airport are limited and at the port are just a few.
CAFÉ-BAR: Available by the pool for coffee, breakfast (not included in the price), snacks, drinks, water and refreshments. The café-bar is open from June until the end of September.
4. The resort is located close to the beach, where MUSIC IS HEARD FROM THE BEACH BARS. The usual standard times that the music is heard (know from past years) are: every evening around 16h00 o’ clock until 01h00 in the night (or later on the peak period). Also, there are late night parties (beach clubs) starting after 1o’ clock and lasting all night long. These parties are not so frequent on the off-peak period but there are frequent on the peak period. However, every guest is expected to follow these house rules and have knowledge that THE RESORT IS MORE SUITED FOR COUPLES, FAMILIES AND CALM GROUPS OF FRIENDS AND IT IS NOT A PARTY VENUE. The apartment's bedrooms are quieter in relation with the studios. Please ask for details if you need more information and/or read our past guest reviews shown on airbnb platform. It is expressly agreed and specified that THE HOST IS NOT RESPONSIBLE FOR ANY NOISE/MUSIC COMING FROM EXTERNAL FACTORS outside of his/hers premises. No refund will be offered in case a guest decided to cancel the reservation or leave sooner than the check-out date due to music and noise coming from external sources.
5. PETS ARE NOT ALLOWED, EXEPT IN SOME SPECIFIC CASES, only in agreement with the owner of the apartment, in order to be sure that the other tenants are not disturbed. Guests arriving with pets will not be accepted, and no refund will be offered for cancelling the reservation in that case.
6. The use of the SWIMMING POOL(s) and the GYM and/or any other sport within our premises IS DONE WITH YOUR RESPONSIBILITY. IT IS EXPRESSLY AGREED AND SPECIFIED THAT THE HOST IS NOT RESPONSIBLE OF ANY INJURY caused to the tenant during the rental period. Also, children and elderly people should be under observation at all times. Also, we kindly ask from all our guests not reserve more sun-beds/chairs than needed as other guests would like a seat when using the pool, not to cause excessive noise when using the pool, not to leave garbage or personal belongings at the pool area.
7. For safety reasons: THE USE OF THE POOL AND THE APARTMENT FROM OTHERS THAN THE GUESTS THAT HAVE BOOKED THE APARTMENT IS NOT ALLOWED. The names of the official tenants are written on the contract, as well as their passport numbers. Each apartment accommodates specific number of people and IT IS NOT ALLOWED TO ACCOMMODATE MORE PEOPLE. It is against the law of the country to accommodate more people than expected. The host has the right to evict the extra guests and the official guests, if it is necessary and will ask protection from the law. The hosts are expected to be informed in case the tenants have any guest, and THE GUEST SHOULD BE WITH AN OFFICIAL TENANT AT ALL TIMES. The number of the guests SHOULD NOT BE HIGHER THAN THE MAX.NUMBER IN EACH APARTMENT/STUDIO.
8. Each guest is RESPONSIBLE FOR HIS/HERS PERSONAL BELONGINGS during the rental period. The area is generally safe. However, please make sure that you lock your doors, balcony doors and windows and keep the main entrances closed when entering/leaving the premises. The hosts have no responsibility for lost items.
9. The guest is responsible to keep the apartment in an excellent condition. He/she will be CHARGED FOR ANY DAMAGE/ EXCESSIVE DIRT in the property and its content and/or the communal areas.
10. The KEYS of the property (and in some cases garage door remote control) are given to the tenant on check-in and they are required to be returned on check-out. Lost keys and/or garage door remote controls are paid by the tenant.
11. The host HAS KEY OF THE PROPERTY and he/she can enter for demonstration in third individual of lessee-purchaser, or for any emergency. The same is valid for the employees (eg. Cleaners, receptionists etc) if needed. In case of any emergency (maintenance problems, damage need to be fixed, or any other emergency), the host will contact the guest in order to enter the property. In case the guest will not reply soon, the host has the right to enter the property with the person responsible to fix the damage (plumber, electrician etc) without any further notice. Simple maintenance problems are paid by the host, but damage, of any type caused by the guest, is paid by the guest. The cleaning personnel has key of the apartment and can enter according to their schedule for housekeeping.
12. THE HOST IS NOT RESPONSIBLE for any electricity blackout or water shortage or landline/internet/WiFi problems generated by external factors (company provider, etc). In case of problems within the premises, the owner will adjust them as soon as possible and feasible. IN CASE OF PROBLEMS CAUSED FROM THE PROVIDERS, THE HOST IS NOT RESPONSIBLE. PLEASE NOTE that there are some times internet problems on the island, especially on the peak period.
13. Sublease or use of the studio/apartment from others than stated in the contract IS NOT ALLOWED.
14. In case the OWNER IS UNABLE to deliver the specific property to the tenant due to uncertain external factors (eg. legal prohibition, serious damage to the property from external factors, etc), the owner has the right:
- to propose an alternative property to the tenant (if it is possible and available) located at the same apartment complex (or similar) and is of the same standard. In case this property has higher or lower price, the amount will be recalculated accordingly, and the guest will pay the difference or receive a refund. OR:
- to cancel the reservation, and to refund the total amount paid by the tenant until the moment of the cancellation, though the airbnb platform.
15. In case the TENANT WOULD LIKE TO CANCEL the reservation: CANCELLATION POLICY: AIRBNB SUPER STRICT & LONG TERM CANCELLATION POLICY (please check airbnb platform for details).
16. In case the tenant remains to the property more than the reservation period, this is illegal and the tenant should pay a fine equal with the rent of 6monhts or more, and for each day of delay an amount equal with 1 week rent as defined by the law. The owner can ask for any further fees and protection from the law.
We have a friendly environment where couples, families and calm group of friends are tenants, as well as the owners of the apartments. We like friendly and positive people as our guests, who enjoy the sun, the beach and the Greek summer, but also respect and follow our house rules!
