Often it is only you enjoying the entire home - Apx 2 hours to/from Yosemite and San Francisco (right in the middle), also route to the gold country or just get away. Enjoy a cozy country retreat on 6 ½ acres w/ gardens &picnic areas. A few minutes’ drive from highway 120/108. Property host are descendants of original settlers of 1848. Bedroom has queen size bed. In the living room we have available a queen size air mattress and twin mattress for a total of 5 guests.
Spacious room with a queen size bed, desk, reading chair, reading light and tv with DVD player. The home has a lovely remodeled kitchen. The bathroom and common areas are shared (often we aren't there). ****New this summer. For those that have more than 2 traveling together. We have, a queen size air mattress and twin air mattress in the living room ($10 extra per guests after the first 2 guests. 2 guest per queen bed. If you don't want to share, need to pay $10 extra. Max of 5. However, if not sharing we have the couch and extra twin air mattress. ).**** Interestingly, our home had outdoor plumbing until 1952. There are many home improvement projects to be done in the home and on the property.
Since our grand-kids visit often we have books, games and toys that you are welcome to use. At this time we do not have cable/satellite TV or internet (WiFI) access. In addition, we have quite a bit of DVD and VHS movies you can borrow. We have an old TV in the living room that you can watch DVD’s and VHS. Also, in your room we have a TV and DVD player.
Washer and dryer is available, but encourage full loads (donation appreciated to help with costs of water and detergent).
Depending on the weather, you might be interested in swimming in the Stanislaus River. Rafting, kayaking and canoeing is another option (if you have your own). There is a company that you can pay for rafting.
Easy self-serve breakfast will be available for guests.
Guests have access to all of the house except, the Armstrong’s room (host/owners). Kitchen has been remodeled (except we haven’t got to do the floors yet) in the last few years. Please take special care of it. Instructions will be in guest book, but feel free to call with questions.
Also guests have access to the adjacent garden, BBQ area (bring your own briquettes and starter fluid) and picnic areas. Upon arrival you will be greeted by the host and shown to your room.

Prior to check-in you will be notified if we or our family will be at the house. A host is always available on the property (or just minutes away) to help you have a wonderful stay. We are a friendly and conversational family, especially Miles. We are respectful of the degree of privacy you desire.

Meet the hosts –
This AirBnB offering is in the 2nd home of Dan and Laura Armstrong and we are in residence periodically. Our daughter Gem has blessed us with two grandsons. Laura’s mom Kathy and Miles Shuper live in the front house on the property. Miles is a retired journalist/columnist and great-great grandson of the original settlers of 1848; he’s always glad to share interesting stories, historical footnotes. When Dan and Laura aren’t there Miles will be the host.
Kathy and Miles have three dogs. They do not run lose when guests are on the property. There are several cats who are welcome solely to keep gophers and snakes off the property. Please realize our home is in the country. We try to keep all outside critters/bugs outside. Sorry, no guest pets allowed.
Imagine you’re visiting grandma’s house. Good neighborliness; courtesy and respect. No loud or offensive music, DVD’s, TV or voices; no rough housing.
No smoking or use of illegal substances. You may smoke outdoors very cautiously, due to this being a high fire area.
Properly dispose of all debris, trash and garbage.
No children or teenagers are to be with without adult supervision. No parties or other visitors allowed (call if you have any questions).
Please be good stewards and conserve water, air and heat. Water here is precious and expensive.
Notify host quickly when you discover any problem or issue.
Please leave the front porch light on at all times. No night time treks into the park and areas along the river. The Army Corp of Engineers and full-time park hosts firmly enforce the rules.
CAUTION PLEASE: When you pull into the driveway slowly, keep alert for Miles or Kathy outdoors with their dogs. The dogs have not learned to be afraid of vehicles. If they are outdoors please stop until they are able to leash the dogs. Thank you for your caution.
Safety on the property-
Please remember this is country living. Walk around the property and area with caution. Our cats do a good job in keeping snakes off the property. In the past eight years there have been only two snake sightings. The property is always in a state of maintenance, repair and improvement. Be alert to work projects, supplies, tools, equipment; holes, dips and open trenches.
