Step back in time to a slower pace of life and relax or enjoy one of our many festivals. Arthur Firework Freedom Celebration, Moultrie-Douglas County Fair, The Great Pumpkin Patch, Arthur Cheese Festival , Touch of Arthur, BBQ competition and Chet Kingery Bluegrass festival, Strawberry Jam and Social, Home and Garden Expo, Quilt and Antique Shows are just a few of the many events held every year. Arthur’s Penn Station is home to music by “The Gunny Sack Revue” every Wednesday evening.

SHORT TERM RENTAL AGREEMENT

This Short-Term Rental Agreement (the “Agreement”) is made by and between Walker Girls, LLC (“Homeowner”) and ________________________(“Guest”) as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

1. Property. The property is located at:
311 E. Logan Street, Arthur, Illinois

The property is furnished and includes: Oven, Refrigerator, Dishwasher, Microwave, Coffeemaker, Coffee, Tea, Filters, Disposal, Bedding, Linens, Towels, Silverware, Toaster, Plates, Cooking Utensils, and Basic Cleaning Supplies. Longer term guests will need to supply paper products, soap, coffee, and basic items. We will leave enough basics for a few days. The real property and all improvement, fixtures, and personal property provided to Guest in connection with this Agreement must be returned to Homeowner in the same condition as provided to Guest.

2. Rental Party: Guest warrants that he or she is at least 25 years of age. The rental party shall consist of Guest and the following persons listed in Exhibit B.

No other persons may occupy the property overnight without the written consent of Homeowner.

3. Maximum Occupancy: The maximum number of guests is limited to Ten (10) persons overnight. An additional charge of $20 per person per night for guests in excess of Eight
(8) will be assessed. Children under two (2) years of age are exempt from this requirement (Campers, tents and recreational vehicles are not permitted to be hooked-up to, nor occupied on, the premises).

4. Term of the Lease. The lease begins at 4:00 p.m. on (the “Check-in Date”) and ends at 11:00 AM on (the “Checkout Date”). This Short-Term Rental Agreement creates only a fixed-term tenancy ending on the Checkout Date and shall not be construed to grant Guest any form of periodic or continuing tenancy. A representative will greet you or you will have the access code to the front door and lockbox. Keys must be left in the lock box adjacent to the front door after check-out or on the kitchen counter. Lost keys are subject to a twenty-five dollar ($25) charge.

5. Minimum Stay: This property requires a 2-night minimum stay unless approved in advance by owners. Longer minimum stays may be required during holiday periods. If rental is taken for less than contracted days, the guest will be charged the full rate.

6. Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property. Violation of the Rental Rules may result in immediate termination of Guest’s
lease at Homeowner’s option. Guest agrees to indemnify and hold harmless Homeowner from any and all loss or liability incurred by Guest or persons allowed on the property by Guest.



7. Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner.

8. Rental Rate and Fees

If this signed rental agreement is not received within one (1) day after confirmation, homeowners reserve the right to cancel.

If the premises appear dirty or damaged upon Check-in, Guest shall inform Homeowner immediately.

Rental Rate. Payment in full of the following fees shall be due within 14 days of the Check-in Date.

9. A defaulting party shall pay all expenses, reasonable attorneys' fees and court costs incurred in good faith by another party in enforcing the terms of this Agreement. Should a guest fail to vacate the rental home as scheduled, a fee of five hundred dollars ($500) per day will be assessed until the property is surrendered.

Exhibit A RENTAL RULES

1. Smoking is NOT allowed in the house or garage. Your damage deposit will be forfeited. A smoking receptacle is provided on the back porch.
2. People other than those in the Guest party set forth in Exhibit B may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. Campers, tents and recreational vehicles are not permitted to be hooked-up to, nor occupied, on the premises.
3. This house is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. Homeowners may enter the property after giving reasonable notice to guest(s).

4. Keep the property and all furnishings in good order. You must use the provided coasters on the wood furniture.
5. Only use appliances for their intended uses. Basic items such as TP, paper towels, coffee, etc. are supplied for a few days.
6. Pets are NOT allowed.

7. Parking is limited to the driveway and directly in front of the house on the street. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.

8. There is no daily housekeeping service nor snow removal service. Please keep the driveway and sidewalks clear of snow and ice during your stay.
9. DO NOT FLUSH ANYTHING OTHER THAN TOILET PAPER. No other products should be flushed at any time. If it is found that other products have been flushed and clog the sewer system, you could be charged the full cost of damages.
10. Cancellations due to inclement weather may be given a voucher for another stay of equal value upon the discretion of Walker Girls, LLC. Dates subject to approval by Walker Girls, LLC.
11. Guest executing the Short-Term Rental Agreement must be 25 years of age or older.
12. Please keep noise at acceptable levels.
13. Guest Checkout Responsibilities:
a. A recycling container is provided for your convenience. Items must be rinsed or washed.
b. Please put dishes in the dishwasher and sweep or vacuum before checking out. Do not put cast iron products or wooden utensils in the dishwasher. DO NOT start it prior to leaving. Management will start the dishwasher.


c. Leave all used bath towels and washcloths hanging up as much as possible in the bathtub or on provided towel racks. Please leave linens on the bed.
d. Empty all wastebaskets into garbage bags and place in outside garbage tote. All trash MUST be bagged and tightly closed.
e. Remove all your food items from the refrigerators and cabinets. Your food should be taken with you and not left on the premises: Food left behind will be disposed of. Please leave complimentary condiments in the refrigerator and cabinets.
f. Please sweep or vacuum and leave the property in the same condition as found at check-in, less normal wear and tear.
14. Report all problems and damages to management to expedite your damage deposit return.
15. If the police are called for any reason you may be asked to leave. Illegal drugs are NOT allowed.

Tanya Walker and Melodi Walker McKeighan invite you to enjoy and explore our hometown where "You're a Stranger Only Once"! We feel very fortunate to have grown up in small town America and enjoy the many amenities our village has to offer. You can walk or bike ride within minutes to the fair, fireworks, restaurants, schools, parks and downtown. You can also relax on the back patio or play pool or ping pong in our basement rec room. Built in 1951, we have called this "home" since 1968. It still retains it's beautiful woodwork, mid-century modern styling, arched doorways and many unique built-ins. Even though we don't currently live in Arthur, we come back many times throughout the year to visit friends, family and enjoy the festivals. It is and always will be "home"!
