Close to Kelso Town, countryside walks, 1 hour from Edinburgh & the east coast, you’ll love our place because its a peaceful, quiet countryside setting. You will have your own private self catering 2 room annex. A comfortable lounge space with small dining table/work space and kitchenette, & a bedroom with en-suite shower room. We can sleep a further 2 guests in the lounge. Outside seating area and safe bike store. Breakfast pack can be provided if required. Same day check in sometimes possible.
A warm welcome awaits you at our rural peaceful farmhouse.
We can sleep a total of 4 in our private annex.
The two room suite has a bedroom which can accommodate 2 guests in either a TWIN or SUPERKING arrangement. Off this is the en-suite shower room with double sized power shower.
A separate room has lounge with dining/work table, plus kitchenette for preparation of meals, or for just serving up a take away. Lounge is equipped with freeview TV/DVD and a selection of films, electric stove for some additional heating, some board games and a small bookshelf.
We can also accommodate a further 2 guests in the lounge on the small double sofa bed, however please note access to the shower room/toilet is only through the main bedroom.
Free Wi-fi is available, however we are furthest from the exchange so speed can be variable! So why not get away from it all, and come and enjoy a few days of rural tranquility. Lovely walks direct from the farmhouse.
Kelso has many privately owned shops, and recently a 'micro brewery' has opened in the town, although drinking laws have now become stricter in Scotland so a taxi may be required, i can provide a number for a chap in the village. There is a wide variety of things to do locally from the energetic mountain bikers, or the walkers to those looking for a bit of down time, or if you are attending a local sporting event, ie the rugby or racing at Kelso or at a wedding at one of the fabulous local venues, we are ideally placed to serve you.
The Annex is a space dedicated solely for use by guests.

Once a booking is made we can discuss what time you plan to arrive and I will leave a telephone number you can contact me on during your stay in case i am not around. I am very happy to be available as much or little as guests need. Self check in via lock key box.

The annex is let on a self catering basis.
However I am happy to provide a full fried breakfast pack, or a continental breakfast pack. This will allow you to prepare breakfast for yourself in the kitchenette, at a time convenient to you. However i would prefer 24 hours notice. The cost will be £6.95 pp. So if you're only planing on 1 night with us, why not let me take the strain out of packing and provide the breakfast for you.
Please note instructions for finding us. If using a sat nav it will possibly take you to the wrong farm. I have erected plenty of directional signs on the roads & given a full description in the listing to assist in locating us.
The Farmhouse has a pond in the back garden. It is deep in places and can be dangerous and a threat to life. Consequesntly guests are respectfully asked not to enter the garden. In addition we do not own the farm across the road. Please do not enter this either.
There are however many excellent walks directly from the Annex, around the adjacent fields and lanes.

Hi, My husband and I have lived in the Borders since 2002, moving from north London for a quieter, slower pace of life. We love living here, the changing seasons especially as we live on the farm, seem so much more defined. Our main occupation is running our Militaria shop, in a local town called Coldstream. We hope guests would take a trip down memory lane and visit the shop for an eclectic range of modern and vintage military surplus and a good old fashioned chat about the war! We share our house with a very laid back Milly the Jack Russell and a variety of fowl, chickens, geese, turkeys. I am primarily a mother to our 4 boys, although 2 of our 4 boys have now flown the nest and the other 2 are busy doing their own thing. In our spare time we love to walk the local countryside with Millie and catch up with our boys.
