No events (i.e., weddings, bachelor parties, graduation, etc...) without prior approval and additional insurance rider and security.
Rental Rules and Agreement: ALL GUESTS WILL BVE REQUIRED TO SIGN A COPY OF THE RENTAL AGREEMENT AND RULES UPON BOOKING.
1. Smoking inside the house is discouraged. Smoking in bedrooms and bathrooms is strictly prohibited.
2. People other than those in the Guest party set forth above may not stay overnight in the property. Any persons on the property is the sole responsibility of Guest.
3. This home is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
4. Guests agree to keep the property and all furnishings in good order, exactly as it was found upon arrival. No furnishings or furniture may be moved. The Renter shall leave the Property in the same state of cleanliness and general order in which it was found. Failure to do so to the satisfaction of The Owner will result in a damage/cleaning charge being levied.
5. Only use appliances for their intended uses.
6. PETS are permitted only with prior approval and additional fee of $200/pet/stay. All evidence of pet occupation must be removed from the Property and grounds at the end of the rental period. Pets are not permitted on any item of furniture, including beds, and evidence of pets on floors, furniture and bedding may incur additional cleaning charges. Pets are forbidden from entering the swimming pool. Evidence of pets in the swimming pool will result in potential additional damage and cleaning charges being levied.
The Owner accepts no responsibility for any allergic reaction or other conditions arising from occupancy of the property.
Parking is limited to 4 vehicle(s). Vehicles are to be parked in designated parking areas only. Designated area is on the blacktop directly in front of the house. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
8. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the home, daily maid service is not included in the rental rate. We suggest you bring beach towels during pool season. We do not permit towels or linens to be taken from the home and used outside for any purpose. Upon check out, please leave dirty linens on the bed and towels on bathroom floor.
Additional trash may be placed in the cellar stairwell. For extended stays, local garbage and recyclables collection is Tuesday and Friday. Garbage should be placed at the end of the driveway NOT before 8am the morning of pick up.
Please use the bucket in the cellar stairwell for recyclable garbage.
9. Fireplaces: The indoor fireplace is a chimney-vented wood burning cast iron stove. Please do not throw any paper or other combustible materials in the fireplace. Renter must exercise extreme caution to prevent damage to the home and property when using the fireplace(URL HIDDEN)
Outdoor Brick Hearth: The brick hearth on the patio may be used for food preparation. As such, please only burn commercial charcoal briquettes ignited with commercially available charcoal lighter fluid. Please do not throw any paper or other combustible materials in the fireplace. Use of gasoline or wood is strictly prohibited. Renter must exercise extreme caution to prevent damage to the home and property when using the hearth. Ashes from the hearth must be placed in the metal can located behind the hearth. To discard ashes any where else on the property posses an extreme fire risk, and will result in loss of security deposit.
10. Water and Septic: The home is on a well and septic systems. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to $1000.
11. Equipment and Facilities Provided
Equipment and facilities are provided at the discretion of The Owner and while every attempt is made to ensure that such equipment is in working order for the duration of the rental period, should a breakdown or some other situation occur that renders non-essential element unusable, the Owner does not take responsibility for replacing or refunding The Renter for the lack of use of these equipment or facilities. The equipment and facilities referred to include (but are not exclusive to) such items as watercraft, motors, televisions, pool, and Jacuzzis.
The Renter must report any inoperative or defective equipment to The Owner promptly! The Owner will make every reasonable effort to have repairs made as soon as possible; however, there are limited service contractors in this area. While every attempt will be made to ensure that all the advertised equipment and appliances are in working order at the commencement of a rental period, no reduction of rent; rebate; or refund will be issued for a mechanical failure of air conditioning, dishwasher, washer, dryer, TV or other appliances.
If a breakdown should occur to fundamental elements such as water systems, plumbing and electrical systems, and major appliances such as stove or refrigerator, every effort will be made to repair or replace, or an appropriate refund will be made for the inconvenience caused. This does not apply to system breakdown caused by misuse, such as plumbing blockages caused by inappropriate use of sanitary facilities.
The Owner is not liable, nor will provide a refund, for any stoppage of electrical services caused by extreme weather or other circumstances beyond his control. Similarly, there will be no refunds for inclement weather, changes in water levels, conditions at neighboring properties, or any nuisance afforded by the natural elements of the location such as flying insects or the animal population.
13. Other Conditions of Booking
The Renter shall abide by these Terms and Conditions of Rental and any additional information and instructions as shall be supplied in the Property or by The Owner.
14. Quiet Enjoyment.
Vacationers shall be entitled to the quiet enjoyment of the property. Any disturbance resulting in police action, neighborhood complaints or any violation of the rules and regulations is considered sufficient cause for immediate termination of your stay with all monies paid forfeited.
15. Locked Areas.
Guests are not provided a key for Owner’s personal storage spaces. Any attempt to enter locked or private areas is cause for immediate termination of this agreement, forfeiture of all monies paid, and Vacationer’s will be liable for any damage and/or missing items.
16. Key Charge.
A $25 fee will be charged to Guests for failure to return any and all Rental Property related keys. These charges shall be deducted from the security deposit.
17. Inground Swimming Pool.
The pool is open and maintained normally between Memorial Day and Labor Day. Please use the pool safely and responsibly. Use common sense and do not use the pool during electrical storms. Weekly maintenance service of vacuuming, skimming and balancing the water is maintained by the Owner. Skimmers and nets are provided for the Guest use to maintain the pool between theses weekly visits to remove leaves, insects, etc. Please do not add anything to the water. Diving is prohibited. Towels and linens from the house are not permitted to be used for the pool. Please remove all floats and toys from the water each day so as to allow the filtration system to work effectively.
Property Access During Winter Months
The Property is offered for rental during the winter months and has road access and receives a snow clearance service. However, Renters are advised that following any major snowfall, snow plow providers are contracted to clear local roads in a predetermined order. Consequently, plowing at a property may be delayed for several hours or, in severe storm conditions, days. In the unlikely event that a Renter is unable to leave a property on the planned departure date, the Renter will not be liable for any additional accommodation charges. Conversely, should a lack of snow clearance prevent a Renter from reaching a property, the Renter will receive a refund of the rental fee for the day(s) the property was inaccessible. However, The Owner will be held responsible for any losses, additional expenses or penalties incurred as a result of being unable to arrive at or leave a property on time due to a lack of snow clearance. Renters are also reminded to ensure that they and their vehicles are suitably prepared and equipped for driving in the wintry conditions likely to be encountered during their visit to the Property.
LIMITATIONS OF LIABILITY: The Renter represents, warrants, acknowledges and agrees with The Owner that he/she will use the Property and its facilities in accordance with The Terms and Conditions above and the Information provided and that he/she does so at his/her own risk and that he/she indemnifies and saves The Owner harmless from any personal injury, sickness or death, loss or damage, however caused, to person or property of The Renter, his/her family, or guests, before during or after the time of occupancy. Further, he/she accepts full responsibility for the use of the Property and any recreational equipment such as boats, use of the pool, etc. and agree to pay for any damage of said equipment, other than for normal wear and tear.

As you prepare to depart, please insure you leave the home AS YOU FOUND IT it in order to expedite
the return of your full security deposit. Below is a checklist for your convenience.
Report any broken, damaged, lost items to the owner via email or text at (PHONE NUMBER HIDDEN).
Close all windows. Don't forget to close the skylights too.
Turn off all lights, fans, AC, etc...
Place all garbage and sorted recyclables that you can not take with you in cans at bottom of cellar stairs.
Place all used towels on bathroom floor.
Leave used bed linens on bed.
Wash all used pots and pans. Dishes used should be loaded into the dishwasher and cleaned. No dirty items should be left in the sink or on the counter.
Clean ALL surfaces of the Viking range, if used.
Clean brick hearth grill outside, if used. All ashes should be 100% extinguished and put in the
ash can. It is VERY IMPORTANT to remove all remains of food, grease, etc from the patio area
as this will attract animals and jeopardize the safety of future guests.
Return pool area to condition upon check in.
Return key to the place you found it.
Lock all doors.
