This mid century marvel, with its stunning architecture, and designed as the ultimate private group vacation compound/resort is located walking distance to the northern end of downtown, the famous Riviera Hotel, where there is a stop on the FREE downtown shuttle bus, the brand new Arrive hotel, and several restaurants.

This mid century marvel, has stunning architecture, from the beautiful glass that tops of every single wall to the open beam, tongue and grove ceilings. Each stunning unit sits on a corner forming a square which provides a beautiful private courtyard in the middle, shared by all units. The courtyard offers a soothing water feature with three fountains provides a soothing escape with plenty and areas to gather with your friends and family. The courtyard dining seats up to 22 people!

There are three separate units that can be rented individually, but also, as one large private mini resort! It has a total of 6 bedrooms, and 2 small bonus rooms: the bedrooms consists of 3 with king beds, 2 with queen beds, 1 bedroom with 2 queen beds and two bonus rooms, each with twin bunk beds. This home sleeps up to a total of 18 people comfortable in beds, with the possibility of 5 extra guests on sleeper sofas across 3 living rooms.

There are 3 full kitchens, one in each unit, complete with stove, refrigerator, microwave and dishwasher. There are 5 bathrooms in total. 4 bathrooms have a combined tub/shower and the fifth bathroom has a walk-in shower. Many of the furnishings are original mid century pieces... beautiful to see, but always with comfort as the number one priority!

This home is designed as a vacation rental with 100% indoor/outdoor living in mind. From the courtyard there is a breezeway that connects to a larger outdoor area which features a stunning new pool, with tanning shelf and in pool seating the length of the pool, creating the perfect place to relax and have a cocktail while enjoying your friends and family. Next to the pool there is an oversized spa with cascading waterfall, and with seating for 12 this spa will fit just about everyone!

The pool deck has more than sufficient chaise lounges, a beautiful conversation seating area complete with fire pit, and plenty of areas to soak up some of the Palm Springs sun! The pool side would not be complete without an outdoor hot water shower. The perfect way to end your evening before gathering around the fire pit. And then when the sun sets and night sky's darken you'll be amazed at the color LED lighting in the pool and spa that just might make you want jump right back in again for an evening swim!

This home features the European super efficient mini split system heating and air conditioning systems. Each room can control its own temperature. And with our two hotel size, energy saving, instant water heaters systems, we'll make sure you have hot on demand! Each unit features LED lighting indoors and out. The updated media and internet technology includes LED TVs and TV's with Rokus in all bedrooms, USB charging ports throughout the home, Apple TV, and high-speed internet with full coverage throughout the property.

This mid-century designer home is the perfect place to enjoy the company of that special group of friends or the whole family…either way, we know this home will create many new memories!

BY AGREEING TO BOOK, YOU ARE ALSO LEGALLY AGREEING TO THE CONDITIONS BELOW. PLEASE READ CAREFULLY BEFORE BOOKING!
***Please note that list price does not include 11.5% TOT tax which will added to the reservation via a reservation change made by the host.
***Heating the pool for your visit is optional, and is an additional $50/night. Please let us know at least 48 hours in advance if you would like to choose this option!
PARTIES AND NOISE: Amplified music is not allowed outside the unit. Tenant agrees not to bring speakers outside and to not crank up the music playing inside so it can be also heard outside. Parties and/or events of any kind are strictly prohibited at the unit. No party or event may take place without prior written permission. For the purposes of this rental agreement, all parts will consider that there is a party inside the unit whenever the number of daytime occupants in the unit exceeds the maximum number of daytime occupants for this unit as specified below in section D. Notwithstanding the former prevision, even if the maximum number of daytime occupants is not exceeded, all other common definitions of a party will be accepted, whenever the noise level inside the unit is beyond what is reasonable accepted as normal. In the event that a non-authorized party or event takes place at the unit, Tenant risks forfeiting the entire security deposit in addition to any costs associated with legal remedies that may be necessary. Tenant agrees to keep the noise level inside the unit under respectable levels, so as to not interfere with the peace and quiet of any person outside the boundaries of the unit. Tenant agrees to conform to all provisions and city ordinances per the relevant Municipal Code. Failure of Tenant to adhere to City regulations will be considered a breach of this rental agreement. Tenant hereby authorizes the Manager to make charges to the Tenant's credit card in file for up to $1,500 per incident, should any complaint about the noise level inside the unit arise with the local police or the local city authorities. Furthermore, Tenant recognizes the right of the manager to ask Tenant and Tenant's guests to vacate the unit immediately if it becomes necessary without a refund of the rental amount.
ADDITIONAL OCCUPANTS: If more than the agreed number of overnight occupants as described in the Reservation Summary spend the night at the Unit, or more than double the maximum number of overnight occupants as described in the Units website are at any given time inside the unit, Tenant risks forfeiting part or all of the security deposit.
SMOKING: Smoking inside any of our units is strictly prohibited. Smoking within 25 feet of multi-unit dwellings is strictly prohibited by California law. Our non-smoking policy includes all common areas, patios and balconies. Tenant risks forfeiting their security deposit in addition to any associated cleaning costs. A minimum charge of $250 will apply per reported incident.
FILMING: The filming of any still or motion pictures in any format that requires more than 2 persons and/or any specialized gear, apparatus or crew is strictly prohibited unless prior written authorization is obtained. Failure to obtain written authorization may result in full deposit forfeiture.
PETS: Our pet policy varies per property. Pets over 25 pounds are not allowed in any of our properties. If Tenant brings a pet over 25 pounds to the property, Tenant risks forfeiting part or all of the security deposit. Pets weighing less than 25 pounds are allowed only with prior consent and written approval. Applicable pet fees are included in "Reservation Summary" section of this agreement. An additional pet deposit within the security deposit may be required.
SECURITY DEPOSIT: The security deposit is in addition to the rental amount. The amount returned is also conditional upon all terms of this agreement being met (examples include but are not limited to: violations of our non smoking policy, violations of our no party policy). Tenant is liable for all replacements and repairs that are outside what is considered normal wear and tear and will be taken from their deposit.
CHECK IN: Unless agreed differently by the Manager in writing, check-in is any time after 4:00 PM. Manager will send Tenant the instructions for a self check-in in advance, or keys or and entry-code will be provided at property location upon check-in. Keys will not be issued with a balance owing or without a signed rental agreement in the owners, or owner's representatives, possession. Once Tenant has checked into the unit or he/she has been granted access, Tenant accepts the condition, size and configuration of the Rental Premises in as/is where/is condition and accepts full financial responsibility per this agreement. If for any reason Tenant considers the Unit as not acceptable, Tenant must notify the Manager immediately, so Manager can attempt to remedy the situation to Tenant's satisfaction.
CHECK OUT: By 11:00 am. A later check-out may be exceptionally granted at an extra cost but only if these two conditions are met: 1. there is no new arrival checking into the property on the day of tenant's departure and 2. the request for a late check-out is made within twenty-four hours prior to the check-out date stated on the agreement. Charges for a late check-out not timely requested will be made against your security deposit for a minimum of the total cleaning fee charge stated on your agreement and a maximum of the nightly rental fee. Please leave all keys, garage openers and such at the location. A $50 per item fee will be charged for each lost key and remote control and a $150 per parking permit fee will be charged for each permit not returned.
CLEANING: Each property will be inspected and cleaned after your departure. The cleaning fee you have paid will cover this. You are required to leave the property in the same general condition that you received it by making sure, dishes are done and put away, and the home is generally picked up and ready to be vacuumed, dusted and sanitized. If additional cleaning is required, appropriate charges will be deducted from your security deposit at the rate of $25 per hour
WHAT YOU SHOULD BRING: Plan on packing your personal toiletry items. Since we provide a limited supply of toilet paper, paper towels, and other dispensable items to get you started on your first day of vacation, you should plan on making a trip to the grocery store to replenish these items as you need them.
TENANT'S LIABILITY: Tenant agrees to accept liability for any damages caused to the property (other than normal wear and tear) by Tenant or Tenants guests, including, but not limited to, landscaping, misuse of appliances, and/or equipment furnished. If damages are in excess of the security deposit being held, Tenant agrees to reimburse owners for costs incurred to repair/replace damaged items.
HOLD HARMLESS: Owner(s) / Manager(s) do not assume any liability for loss, damage or injury to persons or their personal property. Neither do we accept liability for any inconvenience arising from any temporary defects or stoppage in supply of water, gas, phone, internet, cable or satellite TV, or electricity services or plumbing. Nor will Owners accept liability for any loss or damage caused by weather conditions, natural disasters, acts of God, or other reasons beyond its control. The foregoing notwithstanding, Owner(s)/Manager(s) will use good faith efforts to remedy any deficient condition following notice.
POOLS, JACUZZIS, WALKWAYS AND BALCONIES (SELECTED UNITS): The undersigned is fully aware that these can be dangerous, that the walkways/balcony and areas around the pools and Jacuzzis can be slippery when wet, and that injury is likely to occur to anyone who is not careful. Tenants should observe and adhere to all rules and policies as posted at the property. With full knowledge of the above facts and warnings, the undersigned accepts and assumes all risks involved in or related to the use of the walkways/balcony.
ADDITIONAL TERMS AND CONDITIONS: The undersigned, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result of, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising there from, provided however, that Owner(s)/Manager(s) shall remain liable for such damages to the extent that such damages are determined to be the direct result of Owner(s)/Manager(s) negligence. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs.
PERSONAL PROPERTY LEFT BEHIND: If found, any items left behind will be mailed back upon request via USPS. The cost of shipping, shipping container and any packing materials will be deducted from the security deposit along with a handling fee.
TENANT AS SUBJECT OF THE LAW: Tenant acknowledges that during the length of the rental period, Tenant and his/her guests is/are subject to all State and Federal laws, County Ordinances and City regulations valid within the jurisdiction where the Unit is located. Owner(s) and/or Manager(s) are neither responsible to inform Tenant of what these laws, ordinances and city regulations are, nor could Owner(s) and/or Manager be held liable should Tenant(s) and/or Tenant's guests commit a crime, misdemeanor, felony or infraction (including parking infractions).
3) UTILITIES: On stays of 25 nights or greater, Tenant is responsible for actual gas and electric consumption charges, including those resulting from pool/spa heating where applicable. The amount to be charged will be calculated based on the reading of the meters upon check-in and check-out. Should an actual meter reading not be possible, Manager reserves the right to estimate the charges based in historical records. Utility charges will be discounted from the security deposit unless otherwise agreed. If at any time during the Tenant's stay the amount to be charged for utilities exceeds the amount held as security deposit, Tenant agrees to pay the amount immediately as requested or have the amount held as security deposit increased accordingly. For units with Air Conditioning equipment, during the months of May through October, consumption of gas and electric up to $25.00 / day is included. Where applicable and whenever pool/spa heating is requested, this service will be charged separately at$50/night or the rate indicated in the reservation summary.

Amazing property perfect for large groups! All the rooms were unique and comfortable. The pool and hot tub were both JUST SO GOOD. I never wanted to leave! And hosts were super accommodating the entire time. I'll definitely be using them again.

This is a great rental if you are heading to desert with a large group. There is plenty of room and with several units people are not right on top of each other. We went to celebrate an upcoming wedding and everyone had a great time. Would definitely rent this place again for a large group.

The property was massive all amenities were perfect. I love how those pots pans knives and everything you need to make it your home for vacation! Great photo location too. Incredible decor. So happy!

What a great place! We had a large group stay at the "compound" and the extra space was welcomed. Everyone had their own area, so we were not on top of each other. Everything you need is provided and the decor is amazing. It was just the vibe we were going for. The team was great as well. Very welcoming and helped with any questions or concerns. Thanks!

Excellent set up for a large family group. Very efficient and accomodating in making arrangements to get in and to deal with one issue we had when there.
