Everyone welcome!! Cozy 1940s, recently renovated, studio-style guesthouse w/full bathroom, kitchenette & living/eating space. Transitioning neighborhood, just West of the hip/popular Bishop Arts area & 16 miles straight East of Cowboys Stadium/Rangers Ballpark. Close to public transit & only a short drive/bike ride to Trinity Groves and Sylvan Thirty (restaurant/bar/shops complexes). Just South of downtown & easy access to the freeways via I-30 and I-35, meaning central to the entire DFW area.
Everyone is welcome here! You have the whole guest house to yourself. In essence it's a mini-urban cabin with queen sized bed, perfect for one or two people.
There's a radio/stereo boombox, antenna TV and DVD/VCR with tons of movies available (check the dresser drawers). The TV has hookups if you have a Chrome/Kindle/Apple/Roku streaming device (wifi included).
The kitchenette has a mini fridge with freezer, a drip coffee machine and French press, electric kettle, toaster, toaster oven, and two-burner hot plate making it perfect to warm up leftovers, prepare basic dishes, and bake frozen foods.
The unit is pretty much completely self-sufficient with private entrance inside a secured back yard with motion-detector security lights. The sofa folds down and can accommodate a third person if necessary (it's a short sofa and very firm to sleep on). You have access to the walk-in closet (with hangers), shared with my Christmas decorations. There is space in the closet and you can use drawers in the dresser in the living room for storage during your stay.
If you are traveling with a pet, please contact me. I may be able to accommodate, but I have two rescue dogs who are priority in the space. They don't run loose in the backyard and are small so won't be in your way.
Guests have access to the back yard and the guest house.
Street parking is free, well-lit and available/legal on the same side as the house. If you'd like to park in the driveway, please be aware we may have to jockey/be prepared to shift places should we need to leave and longer vehicles might not fit.

I live in the main house on the property and work from home so am accessible should you have any questions. I can make myself available to you or leave you to your own devices, whatever works best for you! That includes if you want to tag along sometime!

There are a couple of laundromats nearby, one 7 mins walking, another 3 mins driving.
A grocery store, convenience store, dive bar, taco stands, Chinese restaurant and roasted chicken joint are all within 5 mins walk, with greater selections available within a few minutes driving. The greater Bishop Arts area is about 5 minutes east by car.
It's about a 10 minute drive to Downtown, Uptown, Design District, Arts District and Deep Ellum. ATT Stadium (home of the Dallas Cowboys) is about 20 minutes straight west on I-30.
• Check-in time is 4PM (flexible and possibly earlier if I don't have guests checking out that same day)
• Check-out time is 11am (flexible if I don't have guests coming in that same day).
Lost key replacement charge: $25
No smoking inside at all. If you smoke, please do so outside only and dispose of the butts in the tin can near the main house back door (or in a used bottle that you throw away like you would at a house/yard party). No exceptions.
If you plan on cooking, please be mindful of future guests with regards to strong-smelling foods such as fish, garlic, curry, cumin, bacon, etc. Open the windows to allow fresh air to circulate, use the aluminum foil to minimize mess and throw out smelly trash in the grey bin outside the gate.
Do not put anything down the toilet other than toilet paper. Anything else can go in the trash to preserve the plumbing.
Please be courteous with regards to noise.
No drugs/illegal activity (obvi).
If you use the AC (keep on Eco-Sense mode) or heater, please turn them off when you are not on property. Also, please use windows and overhead fan to help regulate temperature.
Please turn off the interior lights when you are out/not in the guest house.
Please wash your dishes and strip the bed before departure and leave the place tidy.
Lastly, please text, call or use the Ring smart doorbell, rather than knock on the door upon arrival and/or if you need to get a hold of me; my dogs go crazy when there's knocking at the door (they are small and will not be in your way).
