Besides the beautiful outdoor boardwalk, deck and yard, you have a game room stocked full of fun for everyone. We have a regulation size ping pong table, foosball and several board games. A large cable TV and DVD player with a library full of DVD's. This space is certain to keep young and old entertained for hours, while you enjoy your evening upstairs.
You will have access to the entire house except owner closet in master and closet in downstairs bunk room. Includes Internet, Cable/DVD/Netflix - downstairs TV, Cable/Roku upstairs TV, Ping Pong Table, Foosball Table and an assortment of DVD's and games.

-PETS: 2 small PETS are allowed at this property, if house guests do not exceed 6. If house guest exceed 6 or more, pets are not allowed.
-PARKING: Driveway parking is available at this property. If you have multiple cars, please be smart about parking as to allow for multiple cars. Parking is limited. DO NOT block neighboring driveways. If additional parking is needed please ask for information.
-FIRE PIT: Austin has experienced severe drought and high fire risk for the last several years. Do not leave the fire pit unattended. Please do not throw any paper or other combustible materials in the fire pit. Ensure the fire is completely extinguished before going inside the property for the evening or leaving the property.
-GRILL: If you use the gas grill, please clean after use and wash and return grill utensils to Kitchen. If grill is not properly cleaned prior to departure an additional cleaning fee maybe charged.
***Check out Policies*** Guest should be checked out of home by 11am of last day, unless another time is specifically agreed upon. After making sure the house is securely closed up, please place all keys in lock box and re-lock. Missing keys will result in a re-key fee being deducted from the security deposit.
**Penalty for unapproved late check out is $50
***CLEANING*** The property will be cleaned and inspected after your departure. (Note: Our cleaning service typically starts working right after check-out time (between 11 and 11:30 AM)). We ask you to help us enable the cleaning crews as much as possible. Simple things like leaving the property tidy, running the dishwasher, starting to wash the towels, and taking out the trash are expected of our guests.
**-*-**If excessive wear and tear is found on property, or additional cleaning is necessary due to spills, trash left on site, unclean dishes, stains to furniture, carpeting, linens, paint, wallpaper, or flooring, Guest authorizes the Owner to bill them for additional fees. If, any sign of smoking is discovered Guest authorizes the Owner to charge the guest a minimum $500 cleaning fee.
RENTAL RULES: Please review rental rules before confirming. Confirmation of reservation conveys acceptance of rental rules. Each Guest, Rental Party and/or invitees (registered or not) must also review and agree to rules prior to, or upon arrival.
This Short Term Rental Agreement (“Reservation”) is made by and between you, the Licensee of rental property, (“Guest”), and Crainco Property Management, the Licensor authorized by the Homeowner and the Homeowner (“Owner”) of said rental property (“Property”), as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:
The Property is in close proximity to cliffs, tall ledges, and loose rocks, pools of water, river, lake, and streams of water that are dangerous under normal conditions and may become more dangerous and fast moving when it rains. Guest, Rental Party and/or invitees (registered or not) acknowledges that the Owner make no representations of any kind or character, whether express or implied with respect to surroundings, walkways, trail and road condition, stability or firmness for a particular purpose of equipment, services, or facilities. Guest, Rental Party and/or invitees (registered or not) use of equipment, services, or facilities furnished by the Owner constitutes an acceptance of said equipment, services, or facilities on a short term lease basis “AS IS” in exchange for Guest, Rental Party and/or invitees (registered or not) use of Owner’s facilities, services, and equipment. Guest(s) expressly agrees to assume sole risk of injury, loss of life, and damage to person and property arising out of or connected with the use of any of the services, facilities, or products provided by Owner to the premises where it operates, and releases Owner from liability from any such injury, loss of life, and damage to person and property that might occur. Guest, Rental Party and/or invitees (registered or not) specifically releases Owner from liability claims, demands, inquiries, damages, actions or causes of action resulting from Owner acts of active or passive negligence while leasing property.
The wooden bridge crossing Bear Creek, adjacent to property, is not owned or maintained by Owner. This bridge is in a state of dangerous disrepair consequently, Guest, Rental Party and/or invitees (registered or not) acknowledges that the use of, or attempted use of the bridge is at their own risk and Owner will not be held liable for injury, loss of life, or damage to person and property as a result of using or attempting to use the bridge.
Guest, Rental Party and/or invitees (registered or not), as a parent of a guardian or supervisor of a minor child takes full responsibility for minor children accompanying Guest, Rental Party and/or invitees (registered or not) and indemnifies Owners from any claims, demands, or causes of action on the child’s behalf.
All references to Owner also include homeowner owner, servants, agents, or employees as well as homeowner’s heirs, successors, and assigns. All references to Guest, Rental Party and/or invitees (registered or not), include heirs personal representatives, successors and assigns, and all other persons resulting from or in any way connected with use of equipment, services, or facilities furnished by Owner.
SUCH ASSUMPTION AND WAIVER SHALL INCLUDE AN OBLIGATION ON GUEST, RENTAL PARTY AND/OR INVITEES’ PART TO INDEMNIFY, DEFEND AND HOLD HARMLESS THE HOMEOWNERS, CRAINCO PROPERTY MANAGEMENT, LLC, AGENTS, AND SUCCESSORS-IN-INTEREST FROM AND AGAINST ALL COSTS AND EXPENSES, CLAIMS AND LIABILITIES ARISING FROM SUCH DAMAGE, LOSS OR INJURY, INCLUDING ATTORNEY’S FEES AND COST, WHICH OBLIGATION SHALL SURVIVE THE EXPIRATION OR EARLIER TERMINATION OF THIS AGREEMENT.
Guests must be over the age of 25 and will be an occupant of the unit during the entire reserved period.
No parties, excessive noise, or any illegal activity shall take place at property.
MAXIMUM OCCUPANCY: This is VERY important! Please read closely. The maximum number of guests allowed for this property is stated in the listing. The City of Austin strictly prohibits any groups with more than 6 unrelated adults at a Short Term Rental property. If your group exceeds 6 adults, and the above maximum occupancy allows more than 6, you must be able to prove that at least a portion of the group is related. The overall size of your group cannot exceed the stated number of guests allowed. Undeclared guests are not allowed. These are extremely strict rules that the City of Austin is requiring you and your guests to abide by, and they MUST be honored. If this rule is violated, and the city cites the property a violation, your reservation will be terminated immediately, without refund, and you and your guests may be subject to damages.
GATHERINGS: The City of Austin now prohibits groups of more than 6 to gather on the outside portion of the property at any one time, and additionally prohibits any outside gatherings after 10pm. This rule, limiting gatherings of 6, applies even if the maximum occupancy of the house exceeds 6. These are extremely strict rules that the City of Austin is requiring you and your guests to abide by, and they MUST be honored. If this rule is violated, and the city cites the property a violation, your reservation will be terminated immediately, without refund, and you and your guests may be subject to damages.
Please respect the homeowner and neighbors by refraining from making excessive noise, playing loud music, or having an excessive number of people at the house at any time.
EVENTS AND PARTIES ARE NOT ALLOWED. This home is located in residential neighborhood. Loud noise, especially outside, is always discouraged, and strictly prohibited after 10pm. If noise can be heard at the curb of the property, this constitutes a violation of the City of Austin's noise ordinance, and so is also against our rules. If you are coming/going for a night out on the town, please be mindful of car door noise, etc. when you return home. If this rule is violated, and the city cites the property a violation, your reservation will be terminated immediately, without refund, and you and your guests may be subject to damages.
Illegal substances and/or activities are strictly prohibited.
Smoking and Vaping are NOT allowed inside
Owner or Owner’s Representative reserves the right to ask guest to depart the premises if these rules is ignored.
People other than those in the registered guest's forth in reservation may not stay overnight in/on the property.
NOTE: If at any time the maximum number of Guest, Rental Party and/or invitees (registered or not) is exceeded or if the Owner receives information about excessive noise, Owner has the right to evict Guest, Rental Party and/or invitees (registered or not) immediately and to bill the guest a minimum service fee of $250.
A copy of the rental/house rules are kept in the guest notebook. Each Guest, Rental Party and/or invitees (registered or not) must read and agree to Rental/House rules upon arrival. Owner will make arrangement with Guest to collect signed agreement shortly after arrival.
My husband, Troy and I grew up together in San Antonio, TX, going to the same schools since elementary. We began dating while Troy attended University of Texas and I began growing my carrier. We were in our early 20's and not ready to settle down. We set out to explore what life had to offer leaving behind two great loves; City of Austin and each other. Troy and I reconnected at a High School reunion 25+ years later, where our hearts immediately melted into one. We married a few years later. While searching for our other lost love (City of Austin living), we ran across this charming cabin. We fell in love the moment we walked in. We've added a few touches to it's charm and beauty, inside and out. Our hope is to turn this secluded oasis into our retirement home. Until then, we open our cozy cabin to those who would enjoy it as we do.
