A quaint beachfront cottage, literally on the beach! There is an amazing view through to the Heads from the patio. Ideal for a family holiday of lazing on the beach, swimming, fishing or kayaking. There are 2 bedrooms and a fully equipped kitchen.
This is a quaint beachfront cottage, literally on the beach! There is an amazing view through to the Heads from the patio. Ideal for a family holiday of lazing on the beach, swimming, fishing or kayaking.
In the open plan lounge/dining area there is a reverse cycle air conditioner. The kitchen is fully equipped with an oven, cook top, fridge, microwave, kettle & toaster. Crockery and cutlery is provided.
The cottage sleeps a maximum of 4 people. It has two separate bedrooms.
The main bedroom has a queen size bed and the other room has two single beds. Each bedroom has a pedestal fan. Linen is provided but please bring your own beach towels.
The bathroom has a toilet, vanity and shower. There are fans in the cottage.
A BBQ is provided. You can use the communal lawn area as well as your private patio.
Off street parking is available for one vehicle only. Should you wish to bring a boat or a trailer, please inquire about availability of additional parking spaces.
No pets allowed and the cottage is strictly non smoking.
You will be renting out the entire cottage / chalet. There is a communal lawn area.
Parking for 1 vehicle is provided.
There is a communal laundry facility with a washing machine, small dryer, laundry tub, iron & ironing board.

I live locally and would gladly recommend some activities to do in "The Bay". Port Stephens is truly a magnificent area and there is so much to see and do. I can be contacted on my mobile phone but chances are you will see me tending to the gardens etc. and would welcome chatting to you about where to go. Inside the cottages are some brochures on activities to do.

There are 3 other cottages on the property to rent, nicely spaced apart, should you wish to come in a larger group of people. Each cottage sleeps 4 people.
a)Guests and visitors must comply with all House Rules, By-Laws and instructions from the Manager and Owner.
2.NOISE AND RESIDENTIAL AMENITY
a)Guest and Visitors must not create noise with is offensive to occupiers of neighboring properties especially between 10pm and 8am and during arrival and departure any time throughout the occupancy.
b)Offensive noise is prohibited and may result in termination of permission to occupy the Property, eviction, loss of rental paid and extra charges and expenses which may be deducted from the Security Deposit or Bond under the Terms and Conditions.
c)Guest and Visitors must not engage in anti-social behavior and must minimize their impact upon the residential amenity of neighbors and local community.
a)The number of guests per cottage is limited to 4 only.
b)Visitors are not to sleep on the property.
c)Guests are responsible for ensuring the limits set on Visitor numbers is complied with and does not exceed the maximum allowed.
d)Visitors are not to park on the property and if they enter the property they do so at their own risk.
4.GATHERINGS AND PARTIES
a)The Property is not a “party house" and any such activities are strictly prohibited; and
b)Any gathering, celebration or entertainment permitted at a cottage on the Property must not conflict with residential amenity and must comply with all the other requirements.
a)There is one parking space per cottage only. Extra vehicles must park on the main road.
b)Visitors are not to park on the property.
c)Parking is at own risk and Management is not responsible for theft or damage to motor vehicles parked on the property.
d)Please show consideration to neighbors and other vehicles.
e)Boat / trailer parking by prior arrangement only.
a)Guests are to remove all rubbish from the cottage and the property and place it in the Council bins provided.
b)The bins are to the side of the shed.
c)Note that the red bin is for general garbage and the yellow bin for recycle items only.
a)Whenever you are absent from the Property, close all windows and doors to maintain security and prevent rain and water damage.
a)Smoking in NOT permitted indoors.
a)No animals or pets are allowed on the property.
a)When you check out, please ensure that the gas bottle has been turned off and that is cleaned for the next person's usage.
11.DAMAGES AND BREAKAGES
a)Damages and breakages must be reported to the Manager on (PHONE NUMBER HIDDEN) or e-mailed to (EMAIL HIDDEN)
a)The towels provided are not to be used on the beach and no linen is to be taken off the premises under any circumstances.
b) Please strip the beds when you check out.
13.WHEN YOU LEAVE
a)Check out is strictly 10.00 am.
b)Please ensure that all dishes are washed, dried and packed away.
c)All food is removed from the fridge.
d)All furniture is put back in the place you found it on arrival.
e)Towels are placed in the shower.
f)Strip the beds i.e. take off the pillow cases and sheets. Leave the protectors on.
g)Rubbish is placed in the appropriate bins.
h)All windows and doors are closed and locked.
i)Place the key in the key safe provided.
j)Scramble the combination i.e set it to a random number other than the combination. Note that the release button will not lock until you do this.
k)Test it to make sure it is securely locked.
l)Close the shutter door to prevent rain from getting in.
a)This cottage has a maximum occupancy of 4 people only.
a)No fish may be cleaned on the premises.

a)Breach of these House Rules is a breach of the Terms and Conditions of occupancy.
b)The Owner and Manager reserve the right to terminate permission to occupy and to evict from the Property. Guest or Visitors who refuse to follow these House Rules or cause a nuisance will not be allowed on the premises.
18. OWN RISK
a) It is recommended that all guest purchase travel insurance since Management are not responsible for any injuries, illness or accidents that may occur whilst staying at our property. You enter the premises at your own risk.
