Lovely ground floor bedsit, 50 steps from the beach! Small kitchen area, comfy platform double bed & fold out double bed. Central heating, double glazing. Shares modern shower room with another bedsit. Explore Edinburgh, or relax in Porty! We generally let out long term to a single student most of the year, then let out this lovely room to holidaymakers over the summer.
The flat is just round the corner from the beach (and the flat consists of 2 bedsits which we are renting out on Airbnb).
This bedsit is to the left as you enter the flat, the other is to the right, and the shared shower room is directly ahead of you. Use the key to your bedsit to enter and you'll see the kitchen area to your right, the platform bed ahead and to your right, the sofa and comfy armchair beneath it, and then ahead to the left is the table and chairs and draws, in front of the the large west facing window.
During the day the steps up to the platform bed can be placed flat against the wall, leaving you with the whole floor space free to use. The wifi modem is in the far corner on the left behind the sofabed.
The kitchen is fabulous and has everything you would expect (fridge, 4 hob cooker and oven, clothes washing machine, and sink). There is a solid table and chairs to work, play or eat at, and there are draws for storage (as well as a large amount of cupboard space).
The heating comes on automatically from the gas boiler, and the radiator should keep you cosy and warm. The cooker and fridge and washing machine and shower are all brand new and in excellent working order!
There is excellent wifi in the bedsit. You can have up to eight devices connected to it at any one time. The flat does not have a TV license so you are not allowed to watch live TV or BBC iPlayer.
You'll arrive to a bedsit where bedding and towels are ready for you with, as well as shampoo, soap, toilet paper, an iron and a hairdyer being provided.
Please note that we think the bedsit is good for up to 4 people if it is a couple and their two kids, or if it is for two couples who don't mind sharing a room. It is just one room so if there are 4 of you it will be a squeeze unless you plan to be out most of the day. But it is up to you - we have always happily travelled with our 3 children staying in such places! We provide bedding: including 4 pillows and 2 double duvets, but if you need more then let us know.
You will have your lovely bedsit / studio flat to yourselves (with its two double beds, compact kitchen, and table space, space to lounge, and wifi).
The lovely new shower room is shared with one other very similar bedsit in the same flat, which you could also rent if there are more of you!

We live round the corner and are easily reachable by phone. If you need us we can come down, but we tend to find guests prefer to get on with their holidays or work, and only need us for urgent requests for recommendations!
We will leave you what you need for breakfast for your first morning, with enough tea, coffee and cereal to last a while!

Please note it is a minimum stay of 3 nights, and we charge:
(1) £55 a night in the winter months
(2) £65 a night most of the year
(3) £75 a night during the summer Festival month of August
(4) £85 a night over Christmas & Hogmanay (21st December to 2nd January)
FINDING THE FLAT!
1. Walk, cycle or drive towards the beach (down Bath Street from Portobello High Street)
2. Turn left off Bath Street (just before you get to the beach and the marvellously tasty Espy Pub) and you are on
3. Bath Place (a very short car-less lane)
4. Turn left again between the end of the railings and the first cottage
5. Go through a very low gate, and your room in 1/1A Bath Place is evident through the first couple of ground floor windows on your right!
GETTING HOLD OF THE KEYS
Before turning right into the building, look to your left where you'll see a small, black keysafe padlock hanging on the railings opposite the door.
The 'key safe' is black, with a silver clasp - about the size of your hand. It looks like a padlock, but it's actually a little locked box with they keys in it.
To open the box, you turn the combination to the 4 number code (we'll send this to you separately before your visit). Pull the front of the box open from the top, towards you and it will swing down (NB you're not taking the padlock off the railings - you're opening it like a box - took me a while to get that one!). Remove the keys from the box, then close it and mess up the numbers to leave it locked and conceal the code. Keep the keys during your stay and when you leave, put them on the table in the bedsit (We will return them to the safe when we clean the bedsit). Many thanks.

The flat is not covered by a TV license. This means that you are not allowed to watch live TV, now including BBC iplayer. If you watch any live TV, you may be liable to pay the full cost for an annual TV license (£145).
We live round the corner and have three boisterous and wonderful boys (but I'm glad you'll have your own flat so you can have a quiet time!). Eva organises events and works a lot on community food projects, and we both work in the Transition movement to help make our community more resilient and a better place to be. Justin is an anthropologist and spends a lot of time working for communities in the rainforests in Africa.
The walk to school along Portobello beach must be one of the best routes to school in the world!
