Oaklands is an impressive, traditional stone-built detached house in a stunning location in the heart of the Exmoor National Park, between the open moor and the spectacular north Devon coast. It is located outside the rural hamlet of Rockford with its well-regarded inn. Oaklands is at the apex of Exmoor’s footpaths, cycle routes and bridle ways. Riding stable 5 mins. Pets are welcome.
In its fourth year as a successful holiday rental, Oaklands is renovated to modern standards with contemporary furnishings throughout, while keeping its original character. Oaklands has a large living room with aspect over the East Lyn River and oak-beamed snug with Inglenook fireplace, 8 bedrooms, many with river and valley views, and four bathrooms laid out over two upper floors. Oaklands is large and roomy for one family, or provides flexible accommodation for family gatherings or groups of friends and is a wonderful rural retreat no matter what the time of the year. Parking for 4 to 5 cars. Games Barn with table tennis, darts and secure storage for bikes etc.

BEDROOM 3 (Double en suite) - 1 Double Bed, with en suite shower room, wc and basin.

All bedrooms have wardrobes and chest of drawers. 5 bedrooms have river/valley views. A cot is available and a bean-bag bed can be made up in Study (please enquire).

BATHROOM 1 with double-ended bath, wc, basin, separate shower cubicle. BATHROOM 2 with Victorian claw-foot bath, wc, basin, separate shower cubicle.
BATHROOM 3 - Shower enclosure, wc, basin.
BATHROOM 4 - en-suite to bedroom 3 with shower enclosure, wc, basin.
TOILET 1 - Toilet.
All bathrooms are recently renovated.
Guests have access to the whole house (except plant/store rooms), to the gardens and grounds.
Children are welcome and the 1.5 acres of woodland grounds make fantastic exploring. Young children need to be supervised when outside due to a stream accessed through a gate from the gardens. There is a fenced garden play area of young children.
The house is not accessible by wheelchair due to the slope up from the parking. Please enquire about guest access with limited mobility.

The nearest shops, supermarkets, post office etc. are in the twin village resort of Lynton / Lynmouth about 4-5 miles away. There are also tea shops, restaurants, pubs, fish and chips, ice cream and fudge shops and gift shops.
Sainsbury, Tesco and Majestic (wines) deliver to Oaklands.
Summary Oaklands House Rules
THE HOLIDAYMAKER: Is at least 21 years of age and takes full responsibility for all other guests at Oaklands during the stay.
PURPOSE: The Holidaymaker shall occupy Oaklands for residential holiday purposes only.
GUESTS: The Holidaymaker must complete the Booking Form (sent on Confirmation). Only guests listed on the Booking Form are allowed to stay at Oaklands.
PETS: We accept pets on the understanding that they are kept under control, they are not left alone in the house and should be kept off furniture and out of bedrooms. Pets should not be allowed to foul the garden as children play there. Pets are charged at £20 per pet to cover wear and tear.
SMOKING: Smoking is only allowed outside.
NEIGHBOURS: Guests should conduct themselves in a neighbourly manner, including not parking on their property.
ARRIVAL/DEPARTURE: Arrival is at 4pm, departure is at 10am. Non-standard arrival and departure times must be agreed in advance by email.
REPORTING PROBLEMS: Guests should report to the Caretaker or Owner any heating, electrical, plumbing or other problems with Oaklands.
OWNER ACCESS: With 24 hours notice, the Owner, Caretaker or our agents, shall have the right to reasonable access to Oaklands to ensure maintenance and safety. In an emergency, we may enter at any time without securing your prior permission.
SEWAGE: Oaklands uses a bacterial sewage treatment package. Guests must not flush sanitary towels, wipes (including flushable wipes), tampons, etc. down lavatories or medicines, anti-bacterial hand/mouth wash, etc. down sinks. Non-ecological cleaning products (provided) must not be used.
CLEANING: At the end of the rental, guests should leave Oaklands clean, undamaged and in good order. The property should be swept; crockery, cutlery, glasses, pots and pans washed; and the range cooker, microwave and barbecue wiped down. Rubbish and re-cycling must be disposed of as directed in the Oaklands Guest Folder. Radiators should be turned off to save energy.
SECURITY DEPOSIT: £250 is 100% refundable if:
a) all provisions of this agreement are complied with;
b) the house and contents are left in good order, clean and with no breakages or damage beyond normal wear and tear.
In the event of damages beyond normal wear and tear, the Holidaymaker’s responsibility is not limited to the amount of the Security Deposit. As such, you agree to reimburse us the reasonable costs arising from excessive clean-up, missing items, repairs and replacement.
YOUNG CHILDREN: Your children are your responsibility at all times. Young children should be supervised outside at all times.
HOLIDAY INSURANCE: Recommended.
We are a professional couple with two grown children. We travel extensively, but our favourite place in the world is Exmoor. We had been visiting for many years before we bought Oaklands and particularly loved the “Doone Valley”, the location of R.D. Blackmore’s Victorian romantic classic Lorna Doone. The Oare Church where Lorna marries is nearby Oaklands!
