The ground floor includes a large fitted kitchen with a dining area and a breakfast area, where you can enjoy social meals together with your loved ones. Adjacent to the kitchen is a delightful, sun lounge, with French windows leading out into the garden. There are two large luxurious sitting rooms to the front of the house, one of which has French windows that open into the back garden. One of the sitting rooms has a gas fire and a TV, while the other provides a lovely tranquil space to kick back and relax in.
The upstairs boasts four beautiful bedrooms, three of which have en-suite shower rooms for added comfort during your holiday in Clare. After a long day wandering along the Cliffs of Moher or meandering the old cobbled streets of Ennis, why not return to Dun Ri for a relaxing dip in the sumptuous roll-top bath? Outside, a delightful garden lies to the rear and comes complete with furniture for those sunny evenings spent dining alfresco.
Guests have access to the entire house.

Reflecting the standard of accommodation, there are a number of house rules to be observed.
The following house rules (‘House Rules’) shall bind the property owner (“I”, “me” and “we”) and the guest(s) who book the property (the “Property”) through Airbnb (each a “Booking”). References to “you” or “your” are references to the person making the booking and all members of the booking party. Any Booking is subject to the House Rules and forms the basis of your agreement so please read them carefully.
2.Arriving at the Property
You can arrive at the Property after the time specified on the Arrival Date for your Booking and must leave by the time specified on the associated departure date.
If your arrival will be delayed, you must contact the person whose details are given on the booking confirmation email so that alternative arrangements can be made. If you fail to do so you may not be able to gain access to the Property. If you fail to arrive by midday on the day after the Arrival Date and you do not advise the contact of your anticipated late arrival we may treat the Booking as having been cancelled by you and we shall be under no obligation to refund you via Airbnb or otherwise for fees already paid to me or otherwise in connection with the Booking.
We do not accept responsibility for any changes or closures to area amenities or attractions.
You agree to keep and leave the Property and fixtures, fittings and furnishings, including items such as kitchen equipment, crockery and glasses in the same state of repair and clean and good condition as at the commencement of the stay and to ensure that at its end, all such Property and items are left in the same state of order and cleanliness in which it was found.
You agree not to cause any damage to the walls, doors, locks, windows or any other part of the Property. You shall not make any changes to any equipment, settings, layouts, etc. within the Property and you shall observe all regulations, recommendations, settings and safety conditions of such items. Further details regarding the required operation of equipment within the Property is contained in the House Manual. No signs, notices or advertisements shall be attached or displayed on or about the Property.
You agree not to damage seeded and planted areas containing grass, shrubs, flowers and trees around the building, such as digging, uprooting, trampling, etc..
You shall not perform any redecoration, maintenance repairs or replace equipment without my written approval.
No garbage or other refuse shall be stored on the Property for extended periods of time. All garbage and refuse shall be disposed of in a timely manner in rubbish bins provided. You agree not to throw or leave any such items or debris anywhere else.
Outdoor footwear is to be removed on entry and use is t be made of slippers that are provided.
No pets or other animals are allowed on or into the Property. Bicycles are not to be stored inside the property.
No smoking is permitted within the house at any time.
No combustible, flammable or explosive substances are allowed on or about the premises.
On leaving, you are required to return the Property to the same standard that you received it. If on departure, we find that it is not to that standard, then you will be levied an additional charge for such extra cleaning which shall be payable on exit at the end of your stay or deducted from your Security Deposit. An end of stay cleaning service to achieve this at a cost of £100 can be arranged and collected in a similar manner. Should you require this service, please inform me as early as possible but no later than the day of your arrival so that this can be planned with our cleaning contractor.
You agree not to do anything that may be reasonably considered to cause a nuisance or annoyance to me, my representatives or to any other occupier of adjoining or neighbouring properties.
The Property has an alarm which is linked to a security firm; use it any time that you leave the house.
You agree to comply with any additional regulations set out in the house manual (“House Manual”) located at the Property and any other regulations reasonably specified by me or my representatives from time to time and ensure that they are observed by all members of your party.
You agree to take all necessary steps to safeguard all your personal property while at the Property which are there at your own risk.
You agree to ensure that each member of your party is covered by comprehensive travel insurance (including cancellation, flight delays, loss, accident and damage to baggage and other property) and health insurance (including evacuation and repatriation coverage).
You may not transfer your Booking or any rights and responsibilities under such Booking to any other person, without our prior written consent. Only occupants listed and verified on the Booking shall occupy the Property at any time or use the facilities and amenities of the Property and any deviation from this shall automatically terminate the Booking.
You agree to show due consideration for other parties (to include, but not be limited to, refraining from abuses of the Property and/or dangerous, offensive or rude behaviour to me, my representatives or any third parties such as neighbours). The use of musical instruments, radios, televisions, stereos, etc. shall not be operated so as to harass, annoy or inconvenience any neighbours. Quiet hours between 11:00 o'clock PM until 8:00 o'clock AM are to be adhered to.
You agree to report as soon as possible to me or my representative any breakages or damage caused by you during your stay.
The cost of any repair, replacement or reinstatement of any item or aspect of the Property as mentioned above or otherwise shall be deducted from the Security Deposit.
Any involvement in any illegal drug activity will be automatic grounds for termination of your Booking, which rule will be strictly enforced, with no exceptions.
You agree to notify all other members of your party of these undertakings.
You agree to allow me or any representative of mine access to the Property at any reasonable time during your stay for the purpose of essential repairs, in an emergency or to ensure you are complying with this Booking Contract.
In the event of a breach of any of the undertakings set out above, we can refuse to allow you to take possession of the Property or make you leave the Property before the end of the Booking period. In either case, you shall be deemed to have cancelled the Booking and shall have no claim for compensation or reimbursement whatsoever.
Every effort has been made to ensure that you have an enjoyable and memorable stay. If however, you have any cause for complaint it is important that remedial action is taken as soon as possible.
It is essential that you contact me or my representatives if any problem arises so that it can be speedily resolved. It is often extremely difficult (and sometimes impossible) to resolve problems properly unless promptly notified. Discussion of any criticisms with us whilst you are in residence at the Property will usually enable any shortcomings to be rectified quickly. In particular, complaints of a transient nature (for example, regarding preparation or heating of the Property) cannot possibly be investigated unless registered whilst you are in residence at the Property.
If any complaint cannot be resolved during your stay, you must write to us or email us with full details within 14 days of the end of your Booking.
5.My Limit of Liability
We accept no liability to you or your party for any loss, damage or injury howsoever caused except to the extent such loss, damage or injury is caused by our negligence or wilful default.
Our maximum liability for losses you suffer as a result of us acting in breach of your Booking is strictly limited to the amounts received by us in relation to your Booking. We shall not be liable for any losses which are not a foreseeable consequence of us breaching this Booking. Losses are foreseeable where they could be contemplated by you and us at the time your Booking is confirmed by us.
Your Booking is made as a consumer for the purpose of a vacation and the Property is occupied by you and your party as a private residence. No business of any kind shall be conducted from them and you acknowledge that we will not be liable for any business losses howsoever suffered or incurred by you.
If at any time any part of this Booking is held to be unenforceable for any reason under any applicable law, that part shall be deemed omitted and the enforceability of the remaining parts shall not in any way be affected by that omission.
We reserve the right to correct any error in advertised and/or confirmed prices.
We will not be in breach of these House Rules, or otherwise liable for any failure or delay in performance, arising from any circumstances beyond our reasonable control including, without limitation, flood, fire, explosion or accident.
