The apartment A has a large living and dining room, for this reason is suitable to host small groups of friends that can find in this accommodation a comfortable shared space, where they can have a good time together. It’s completely situated on a ground floor with a floor space of 78 square meters. The entrance is walk-in and it overlooks the farmyard close to the swimming pool, where this apartment has table and chairs to eat outside. After the entance, there’s a living room from which you can reach the kitchen and the sleeping area consisting in two bedrooms: one double room with matrimonial bed and with private bathroom, with shower and one bedroom close to a second bathroom, with two single beds. The apartment can host up to 6 persons if you use the sofa-bed in the living room.

Between the main streets Francigena and Cassia, the Holiday house Linearis and Podere Sertofano offer to the travellers the possibility of relaxing in the peace of tuscan countryside. A few miles away there is the highway Firenze-Siena to reach the major tuscan cities, many places of artistic, historical and cultural interest, some world-famous and others to be discovered.
In 1998 our family bought the farm and its lands around, restructured with care to 6 years, to full respect for the authenticity of the structure. The oldest part dates back to 1600, period of creation of the farm in Tuscan, which was used as sighting tower. Then the rest of the building and the farm, with the apartments upstairs and the stables downstairs, were added to the tower, in different periods (the last was in 1847). Today the farm is the centre of our company which is interested in extravirgin olive oil production, with Igp trademark cold squeezed, and Chianti grapes production with controlled designation of origin guaranteed (DOCG).
The Holiday house Linearis has six apartments, obtained by the walls of old farm, from old barn were derived the two apartments of Sertofano Farmhouse. Near the apartments there is a second little barn restructured as launderette, a public bath, a point of information and wi-fi zone for the guests and the old equipment room is now the reception. The farm is family-owned and one of owners lives in the structure. You can undestand our love for this land by the thidy garden, watered, during hot months, with rain water collected in a cistern. We have a little photovoltaic system for the production of energy. In the farm the separate collection of rubbish is very important.
Surrounded by olive grove, vineyards and monumental plants, the apartments are independent, furnished with all comfort, with a simple and pretty style. Everyone has an own outdoor furniture.
The Farm has the pool, with the access to the beach, and a depth of 160 cm, opened from Easter to the end of September. In the opposite side to the pool there is the barbecue with outdoor tables and a playground for children. Besides outdoor parking the guests can use the covered payment garage and in the garden you can use free wi fi.
Nature lovers, we don't use pesticides and for the cleaning of the apartment we use just ecological products. In our farm you don't find the microwave, bad for the health, the bathtub, to don't waste the water, and the taps have a water reducer. In the night the farm uses low energetic impact lights so you have a dinner looking the stars. Just a house in the country.
For us our guests are very important people and we meet their requirements. For us it is a real pleasure to help you for the museum bookings and organize activities around the Tuscany or specific trip.
We believe that our Farm is ideal to spend a smart and indipendent holiday, in a country full of big contradictions and a touching beauty with traditions and big arts.

There are some rules to observe for the pleasure and the security of your stay:
You are requested to respect the other clients who stay in our resort having regard ,in the name of
mutual respect, of the observance of quiet hours (Until 10 in the morning, from 2 until 4 in the
afternoon and after 10.30 in the evening) .
1. Bookings must be done using the appropriate form. At the receipt of the booking reservation, clients must pay
50% of the total amount of the tenancy, following the indicated types of payment. Plaese send to us a copy of
the banking transfer by e mail or fax. A receipt of the advanced payment (if you need an invoice please tell me
when you make the reservation) will be give to you when you arrive. And a copy of the present regulation will be
sent to you for acceptance
2. The advanced payment must be honoured by three days from the booking reservation, otherwise your booking is

4. If for any kind of reason the client will cancel the booking, the 50% advanced payment will not be refunded.This
is applied from 30 to 0 days before the arrival.
5. For requests related to modifications of bookings, regarding changes of holiday period and/or type of flat, the
direction will attempt to come to an agreement, in any case according to the availability of the flats, and to our
complete discretion. If such case will arise, no extra charging will be required.
6. However, if for any circumstances beyond our will, we cannot give to the client the availability of the booked
flat, the Linearis-Sertofano holiday resort reserves the right to assign another flat having the same or superior
features at the same price.
7. The client arrivals are expected every day from 2 to 7 in the afternoon. Whenever problems should arise about
arrival in prompt time, you are requested to contact the Reception by phoning on the numbers on the Voucher,
so we can arrange the welcome service. The client will be welcomed by the Direction, who will give the keys of
the flat and will show all the reserved areas to the client. The flats will be consigned clean and tidy. At the
arrival, the client must show the Voucher, together with an identification document of all the people who are
booked, so we can give the information to the competent authorities.
8. The owner has the right to access the flats for the normal mantenance.
9. The entrance in the holiday resort can be refused for the following reasons:
• Discordant information (i.e. identification data on Voucher different comparing information on i.d. card) ;
• Absence of documents ;
• Absence of advanced payments or caution deposit
If during the stay a substitution of person may occur, we have the right to send the unregistered person away.
The client can be sent away even in case of bad behaviour or when the client breaks the most elementary rules
of civil behaviour.
The immediate dismissal will cause the loss of all advanced payments.
10. At departure, clients must free the flat not later than 10 in the morning, so we can clean the flat before the
arrival of other tourists.If you must delay the departure after 10 in the morning please contact the Reception for
11. Once you have booked your reservation the cost of the stay is fixed, therefore no changes will occur. If your
arrival will be late, the days you have not enjoyed will not be refunded. House Information:
12. For any requests the reception will be open every day from 9.00 until 12.30 in the morning and from 2.00 to 6.00
in the afternoon, except Sunday. For emergencies please contact one of the number in the voucher or ring at
Jose’s door (the only one with the door bell ☺ near reception). You are requested to use this service only for
reasons not delayable at the reception opening.
13. If any object or part of the resort is damaged during the stay, the client will be charged separately.
14. Each flat is provided of a fire-extinguisher and of a safety map with emergency telephone numbers.
15. The laundry service is at your disposal. Washing machine costs 2 euro for cycle. Soap is at your charge. We have
a also a dryer, that costs 3 euro for cycle, that in the summer rappresent a waste of energy.
16. At your disposal there is an external barbecue for your lunches and your dinners. This is put on a trolley, so it
can be moved according to your needs. We request you to put it on the grass and not on the rocks for hygenic
reasons. The usage of charcoal is at your charge.
17. Each flat has its own table for external use, which has the same letter of the flat. Please use the table
corresponding the letter of your flat.You can choose another table only if there aren’t a big number of people.
18. The swimming pool is at your disposal. We remind you that no security personnel is present, as the swimming
pool height is less than 160 cm, so you are responsible for yourself and your children. We decline any
responsability for eventual accidents. The swimming pool is open from the 1st May to the 30th September.
19. Bathroom towels must not be used in the swimming pool area, but only in the flats. Therefore, we request you to
use your own beach towels.
20. It is absolutely forbidden to make the bath in swimming pool in presence of the robot used for the cleaning, is
seriously dangerous because it is a tool that goes with electric current. We beg to observe this rule with the
purpose to avoid accidents of various nature.
21. It is absolutely forbidden to eat in the swimming pool area.
22. Services which are excluded from the base price, and supplied on your request:

23. We remind you that in our resort you cannot find supermarket goods of no type, except for our own home-made
products in the reception likes wine or olive oil , also a fresh fruit when we can and other products likes jams or
fruitjuices. It depends from the season. The closest supermarket is “Pam”, at two km of distance.In poggibonsi
you can also find Lidl and Coop.
24. The telephone is not enabled for outgoing calls. It is possible to receive incoming calls. The call will be passed
through the reception.
25. We are happy for all the relationships that we hope you make during your stay. We remind you that none of your
friends can stay at our resort, unless you declare them; therefore we are not responsible for any accidents
occuring to guests who aren’t registered at our resort. Only when the reception is open.
26. You are requested to throw all garbage at the end of the stay and during your permanence. You will find the
garbage bins al the end of the road which leads to the holiday resort. All flats are organized for the
differentiated waste. It would be very kind on your behalf if you observe these rules. The small garbage bins in
the common areas are destinated for small garbage. 27. The flats must be left in a decent way. We remind you that cleaning is included in the price of the stay, but only
if left in an appreciated manner. If you don’t have the time, neither the patience to tidy up your flat, we would
like to warn you that beautician service will have an extra cost of € 50.00 bilocal and 80,00 trilocal, this rule has
been made in order to encourage you to tidy up things which don’t regard us.
28. We accept your animals but you have to follow same rules:
- Your animal can’t sleep by sofa bed or on the bed.
- You can’t leave your animal in lonliness in the garden
- Plaese put a leash when your’re in the garden.
- Clear the faeces of your animal.
- Everything that be damaged will be paid.
- Plaese don’t give any food to yours not ownership animals.
