The apartment (a living room with a separate bedroom) was completely renovated in 2015.
It´s very tastefully furnished with all items for the daily life (incl. washing machine, dryer, wireless internet and a safe). A lift & parking lot is incl.
The apartment is located on the 1st floor, has about 46 m² and can accommodate max. 2 adults and 2 small children in your own cot. It has an entrance hall, a large living room with dining area, a separate cozy bedroom, an open kitchen and a bathroom. The house is equipped with an elevator. With this you get from the garage to the apartment with no steps. From the street there are only 3 steps into the doorway.
The modern new kitchen is fully equipped with all items for the daily use and has all the necessary electrical appliances you need (ceramic hob, oven, dishwasher, refrigerator, microwave, Nespresso coffee machine). A washing machine and a dryer is also available free of charge.
In the living room our guests will find a 42 "flat LED TV incl. stereo unit with DVD player and an extendable sofa (140cm x 200 cm) available.
The bedroom has a queen size bed (160cm x 200cm), a large sliding door wardrobe incl. 3 drawers and a safe.
The modern tiled bathroom is equipped with towel warmer radiator, shower / tub and plenty of storage space.
A private parking (free of charge) is available in the underground garage of the house.

2 bikes (5,00€/night for both) can provided on availability - a reservation and long-term rates are possible.
If required we also can provide on availability a toddler package: high chair, baby bath, travel cot and potty (plus €5,00/night) - a reservation and long-term rates are possible.

For long-term stays: the rent can be paid monthly. We always provide an invoice including VAT - if necessary also on a monthly basis and prior to the stay. Alternative invoice recipients are possible of course.
We accept credit cards (MasterCard and Visa). Also herewith a monthly payment is possible.

Terms and Conditions for a holiday apartment
§ 1 Property and keys
(1) Rental property
The landlord rents to the tenant the property („apartment“), consisting of:
2 rooms - includes: a living room, a bedroom, an open kitchen, a bathroom, two halls and a storeroom - in total about 46 square meters
For a max of two adult persons and max. two small children (up to 3 years).
The apartment is a strictly non smoking property. Pets are not allowed.
The property is fully equipped and furnished and will be rented with the equipment according to the attached inventory list which is for your information. Bed linen and towels (no cleaning service during the stay) are included. A private parking lot (height 1.90 meters) is available in the garage of the house free of charge. Internet via WIFI is also available free of charge (max four devices at the same time).
The tenant receives for the duration of the stay one key which fits for the front door, the apartment, and the garbage area and a radio transmitter for the parking garage.
§ 2 Rental period, arrival and departure, hand-over of the keys
(1) Rental period
The apartment will be leased for the confirmed time to the tenant. After consultation additional nights are possible to the same conditions depending on the availability of the apartment.
(2) Arrival and hand-over of the keys
The arrival is scheduled on the arrival date between 5:00pm and 8:00pm.
The landlord (or his agent) welcomes the tenant in the apartment. This requires that the tenant notifies the landlord about the estimated time of arrival approximately 1 hour prior arrival at the apartment on the mobile phone number which is stated in the portal. This can also be done via SMS,
the landlord will confirm the message in each case.
The departure has to be effected on departure day latest at 11:00am.
Upon departure the tenant has to leave the apartment well-swept and in a proper condition. The kitchenette must be left clean and tidy as it was found at the arrival. The garbage must be disposed in the waste containers in front of the house. The bedding must be removed. When leaving the apartment the keys have to be stored on the kitchen table, the apartment entrance door must be closed firmly behind you after leaving.
§ 3 Rates and Deposit
A final cleaning fee will be charged with only €40,00 if the terms of §2(3) are met (otherwise there is a one time charge of € 80,00 which will be deducted from the deposit). The costs for electricity, water, heating and VAT are included in the rate. The total rent is incl. all fees, also incl. cleaning fee in the amount of €40,00.
The security deposit is € 300.00 and will be released from the booking portal after departure unless there are justified complaints. The owner can prove a higher damage if necessary.
§ 5 Liability and obligations of the tenant
(1)The property including the furniture and other items in it have to be treated gently. The tenant is obligated to handle the apartment and its interior with care and also advise the guests and accompanying persons to do so. The tenant is liable for culpable damages on furnitures or other items in the apartment by him/her, persons accompanying him/her or guests.
(2)Damages existing upon arrival or occurring during the rental period must be immediately announced to the landlord in a suitable form.
(3)Animals are not allowed.
(4)The tenants are obligated to respect the house rules which are available in the apartment.
(5)It is not allowed to celebrate parties.
(6) The loss of the key and/or the radio transmitter will be charged each with €100.
(7)Its not allowed to occupy the apartment with more than the stated persons.
Overcrowding the apartment with more than the stated number of guests is a gross violation of the lease and may entail the immediate termination of the lease contract with the immediate expulsion from the apartment.
(8)If the tenant has caused a partial or total loss (such as fire) to the leased property he has to pay for all costs. This also applies for the loss of revenue of the landlord. Tenants of the apartments guarantee with signing the contract to have a appropriate insurance.
§ 6 Written form, severability clause
(1) Alterations and additions to these terms and conditions must be made in writing. The same applies to any deviation from this formal requirement.
(2) If individual provisions of these terms and conditions are or become ineffective or in case the contract is incomplete, the effectiveness of the remaining provisions shall not be affected. The ineffective or unworkable provision is replaced by an effective and workable provision the effects of which come closest to the economic objectives pursued by the contractual parties with the invalid or inexecutable provision respectively.
(3) These terms and conditions shall be governed exclusively by the laws of the Federal Republic of Germany to the exclusion of the UN Sales Convention and the conflicts of law rules.
