Stag Cottage

Hayeswood Farm is set in the rolling hills of south Derbyshire. Our family moved here in 2024 and have a strong focus on sustainability, regenerating the land and creating a haven for wildlife. The farm is home to chickens, ducks, geese, horses and our three whippets and is a great place to see wildlife such as songbirds, hare, partridge, and fallow deer. With public footpaths on our doorstep and plenty of pubs and farm shops near by, Stag Cottage is the perfect location for a weekend getaway.

This beautiful newly converted 'Garden Room' is in Toton (between Nottingham & Derby) just 5 mins from the M1. Less than 2 min from the Tram stop, where there is free parking and a day ticket only £5.00 There is a living area & a separate bathroom. This fully insulated suite has Air-Con, heaters, a large shower, Smart TV, WiFi, working/eating space, & access via locked gates on the driveway, with free off street parking.

Huckleberry cottage Ingleby is a quiet hamlet nestled in the south Derbyshire countryside. Ticknall is just 2miles away, with beautiful walks through National Trust Calke Abbey and Anchor Church caves which is just a stones throw away. The cottage is self contained, with new facilities and open plan living. The stone walls, oak beams and vaulted ceiling with 3 sky light windows create a light spacious feeling.On evenings to enjoy being cosy, there is a electric log burner while you relax.

Stunning self-contained garden studio just 10 minutes walk from the University of Nottingham West entrance, free parking available. The QMC, Beeston Train Station, and access to the M1 are just around the corner. The Studio is fully equipped and includes a kitchen, washing machine, mini-fridge/freezer, and an ensuite bathroom. Access through an independent entrance and located in a quiet area of Beeston. Beston High Street and the tram stop to Nottingham city centre are 5-10 mins walk.

Minimalistic decor but a comfortable cosy warmth. 2 sets of stairs to climb but worth it to look out over long Eaton. There is both a bus stop and taxi rank outside for a short ride to either Nottingham or Derbyshire. Otherwise it’s nice to mooch about the towns coffee shops, Pubs, take out/ fast food places market days-(Wednesdays Fridays Saturdays)

Open plan self contained annex- Light and airy space comprising of three bedrooms- Bedroom 1-double Bedroom 2- two singles Bedroom 3- mezzanine floor double bed in loft space. and the lounge also has a sofa bed. There is a Jack and Jill bathroom with shower which can be locked off and you can request a second bathroom with bath upon booking. Private use of washing machine, dish washer and well equipped kitchen. Dog and child friendly lots of games and toys provided. Autism friendly.

You will be comfortable in our house, full of character. Two upstairs bedrooms, with a king size bed & Freeview TV, plus one with single (further beds on discussion); bathroom and downstairs shower room. Downstairs sitting room with microwave, toaster, kettle and fridge (no freezer), without a kitchen sink. Screen (no TV) available in sitting room with HDMI cable. Washing up service provided. This is all for your private use with your own front door, in effect a self contained unit.
