Our spacious self-contained ground floor flat is a naturally light, modern space, nestled in front of stunning woodland in our 7 acre smallholding with Alpacas and Chickens. With a river, canal, rolling fields, woods and a meca of footpaths on your doorstep, this is the perfect launchpad to explore the countryside by foot, bike or horse. It's dog walkers heaven.

Large guest house

The spacious annex has a separate guest entrance and off-street parking. Guests can use the private patio and there are facilities for breakfast of toast & cereal (included). Located down a private drive in the heart of Liphook within walking distance of many local amenities (3 pubs, supermarket, cinema, take aways). The train station is only a 7 minute walk away and a 2 minute walk from a bus stop. We are on the edge of the South Downs National Park with some stunning walks from the house.

South Downs Way Loft ( Tinpots)

The Loft We’re situated a stones throw from the South Downs Way, approximately half way between Winchester & Eastbourne. Ideal for those who are walking/cycling the SDW. The loft is a bright & comfortable studio. Ideally for 2 adults, but a 3rd adult/child can be catered for, a Z bed is available on request. There is a king bed, kitchenette, shower room, 2 comfy chairs & tv. Patio doors to a deck, BBQ, with stunning views onto the surrounding fields. Here you can see the free range pigs.

Lovely, light spacious annex with en-suite shower room. It has a separate entrance and access to a deck. Off street parking is available. Situated in a quiet, tree-lined lane, it is a 5 minute drive to Horsley station which has a direct line into London Waterloo. Lots of lovely restaurants, pubs and cafes nearby for breakfast, lunch or dinner. There’s a mini fridge and microwave in the annex. The best things come in small packages.....our cosy annex is part of our home, but is completely private and self-contained with its own entrance. "The Little Annex" is completely self-contained with private access, a kitchenette, work space, double (4' 6") bed, en-suite shower room (with modern digital shower), fast wifi, and driveway parking. The Roost, self contained annex in Lodsworth

The self contained annexe is located in the charming village of Lodsworth, close to the towns of Midhurst & Petworth (with plentiful antique shops). Very convenient for Cowdray Polo, Chichester & Goodwood festivals. The sandy beaches of The Witterings are only a 40 mins drive away. The village has a lovely pub & shop stocking local produce. The Roost is ideal for couples and solo adventurers. Unfortunately we are unable to accommodate pets or infants. NO CLEANING FEE ADDED!

One Bed Country Hideaway in AONB

Because of the Coronavirus outbreak, in addition to our normal high standard of CLEANING, we DISINFECT the Annex after every stay. We also provide cleaning supplies for guests use. Lovely self contained 1 bedroomed annex with own entrance and small outside space with table and chair. Welcome pack. Semi-rural location in AONB within easy access to public transport restaurants and towns by car. Not suitable for on road cycling. A car is essential.

Pretty garden room in courtyard setting

This is a very cosy self contained annex, consisting of a double bedroom with ensuite. There is a kettle, mini fridge, toaster and microwave, but no other cooking facilities. One towel per person is supplied. Fresh croissants and home made jam included and brought to your door in the mornings on certain days of the week. This does rather depend on what time I have to go out in the morning, but often we can agree on a time. Please do enquire.
