Contemporary cabin just outside the quaint village of Franklin in the heart of the West Catskill mountains. We’ve meticulously restored this country cabin with new amenities, a modern aesthetic and blazing fast Fiber optic WiFi. Franklin is an amazing location for exploring the West Catskills and includes many breweries, restaurants, hiking trails and antique shops. We’re 3 miles outside Franklin, 15 minutes from Walton NY and 30 minutes from the Baseball Hall of Fame in Cooperstown, NY.

The Waterfall Casita: A-frame with 30ft Waterfall

Nestled among Hemlock trees & steps from a 30 ft waterfall is our cozy A-frame cabin. Sitting on 33 private acres connected to state land, enjoy waterfall views while sipping coffee in front of the fireplace. The casita was intentionally designed to feel like a home away from home. In summer, cool off in the waterfalls & private streams, in autumn take in the stunning foliage & in winter ski/snowboard at Belleayre (25 mins away). Alder Lake & the Pepacton Reservoir fishing are a 10 min drive.

Starling House

The Starling House is a renovated , fully furnished house with an open concept and has the space of a contemporary house , yet gives a warm and cozy feeling of home. It has multiple nooks throughout for relaxing private time. Soak in the clawfoot bath or find quiet time to relax in the upstairs reading area.A beautiful, fully equipped kitchen has all the amenities for home cooked meals.All four bedrooms have their own unique cozy style. There is public pool in the village for everyone to enjoy

You're minutes to charming Delhi and other Catskill villages, with nature all around, and our canoe ready for you. We are happy to welcome your doggies, but not your cats due to allergies. LAVA | loft was conceived as a means to experience living in a curated space furnished with a selection of globally sourced, one of a kind items that are rotated throughout the space to create an unique environment for our guests - all of which are available for purchase. The loft was renovated and designed in 2022 by Meg, the founder of LAVA | interiors, and sits directly above LAVA | atelier, Meg’s shop on Main Street in the charming historic village of Franklin.

Enjoy nature in style at this fairytale in the forest. This idyllic escape combines whimsical structures, curated gathering spaces and a private wooded hillside surrounded by hiking trails and quaint towns. Disclaimer: This is a rustic cabin. Heating is from a wood-burning stove, there is no AC. The bath house is a separate structure from the cabin, up a hillside with stone steps. Cooking is via charcoal grills, small outdoor kitchenette or fire.
