The Bothy is for those seeking to relax and unwind in an an upmarket and unusual glamping experience. It is off grid set in an old sandstone building amongst fields and woodland. It offers an open fire to ensure you are warm and cosy as well as the usual amenities - shower, hot water and kitchen equipment, all of which are run off solar and gas. There are plenty of footpaths and local walks on its door step, even our local pub – The Swan Inn, is within a 30 minute walk. Well-behaved pets welcome

We have an abundance of National Trust properties within easy reach, with the pretty towns of Rye and Hastings only 30 mins away. We are dog friendly and have wonderful walks close by. A short drive to Wadhurst station is perfect for day trips up to London, only a 1 hour journey. Wadhurst village, voted as the best place to live in the UK 2023, is a few minutes drive away. Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
