As it's an absolutely NEW house with all NEW furniture, please text or message us anything you feel is missing or can be added to improve your experience. The living area has a smart 55" TV with Cable & APPLE TV for projecting from your smart devices. There are separate Nest thermostat for your comfort. The kitchen is of all stainless appliances with a Gas stove for all your cooking needs. There's a powder room for your comfort and a big wrap around deck as extension of the living area. There are three separate bedrooms on the third floor. The master suite has a walk in closet and private bathroom. The shower is a large custom walk-in shower, double vanity, and a separate toilet room. The other two bedrooms share a bathroom that also has a double vanity and tub shower. The closets have chairs you can unfold for your suite cases. The Tankless Hot Water heater provides an unlimited supply of hot water, but it does take a second to warm up. There is a separate Nest to control comfort. There is laundry on the entry level and the roof deck has great ambient light for your evening and night lounging. The entry, garage, living deck lights are all set on automatic timers so you never have to worry about arriving to a dark house. Please make us aware of any issues during your stay. We want to make every effort to make your stay amazing. Additional FEES: 1. There is NO smoking and NO parties allowed at residence. Any evidence of either will result in an additional base charge of $650, plus any additional damage found. 2. Lost garage remote - $75 (Please kindly return to designated spot upon check-out.) 3. Late Checkout after 10am - $25 per hour for first 4 hours, $100 per hour after 2pm. (You are welcome to request early or late checkout ahead of time without charge, and we can check with our guest schedule to accommodate accordingly.) 4. Unauthorized entry and use of Owner closet by fridge - $250 5. Damages beyond those listed here - charged on need bases with base handling fee of $50. The house is all yours. The driveway is shared with 3 other neighbors. Please do not park in the driveway. Park in Garage or on the Street. Home is all yours and best way to reach us is via Text. We host a number of Airbnb's and usually around for any immediate assistance. This is a private residence in a quite neighborhood. NO parties. Set on a quiet street in the historic neighborhood of Mechanicsville, the house is only a 5-minute drive from Atlanta's Downtown nightlife venues, restaurants, sports venues, breweries, museums, and parks. Car is recommended but not needed. If you have cars, there is a 2 car garage on the property and plenty of street parking for extra cars. Tight driveway, be-careful! Also Ride sharing services such as Uber, Lift and others are readily available 24/7. ALARM is likely on. Please set alarm when leaving and make sure to turn off all lights. DRIVEWAY is very tight. We recommend you only park smaller cars in the garage. Larger cars can easily be parked on the street. TEMPERATURE control is via nests, adjust as needed. Guests have shared access to all outdoor living spaces including the Front Porch, Back Yard Patio, and the Backyard Terrace Patio with Fireplace. Please use the handrail leading to the house due to uneven/level steps and accompany children Guest will have own private space. Hosts lives in lower unit and will be available as needed to help facilitate stay. With 25 different arts and cultural venues, more than 30 permanent performing arts groups, and 22 various entertainment facilities, Midtown features the largest concentration of arts facilities and organizations in the Southeast. All options available here. Close proximity to many attractions and Piedmont Park, makes walking a viable option. Street parking available with residential parking pass. Marta Midtown Transit station is a 12-15 minute walk. Uber is a common travel method. But our favorite mode is a bicycle ride to Piedmont Park or the Atlanta Beltline Trail. Candler Park is a walkable Atlanta neighborhood east of downtown and just south of Ponce De Leon Avenue. It was one of Atlanta’s first suburbs and was founded as Edgewood in 1890. It's home to many talented people, plus some great shops, restaurants and bars. In addition to the reserved parking space in the main driveway, there is also free parking on the street in front of the main house. ~1 mile from two MARTA stations - Candler Park and Inman Park stations. Starbucks and Aurora Coffee within walking distance. Freedom Park path access to the Atlanta Beltline. The carriage house is directly behind the main house and has 1223A just to the left of the carriage house door. There is plenty of outdoor lighting and security cameras.

This stunning bungalow was featured in the 2014 Old Fourth Ward Tour of Homes. It features 12 ft ceilings, comfortable, colorful furniture, soothing jetted baths in 2.5 bathrooms, and a charming backyard with a grill for relaxing afternoons and starlit evenings. I renovated this 1882 bungalow in 2014, and it was featured on the Old Fourth Ward Tour of Homes. The home has a spacious, open-concept, contemporary feel, with a warmth of eclectic furnishings. The space features a 10 ft' kitchen island, stainless steel appliances, decorative fireplace, 3 bedrooms (with high-end queen-sized beds) and 2.5 baths, with two jetted tubs. You can also enjoy the charming backyard from the backporch, with ample lounge and dining seating. Guests have access to the entire home and backyard. Old Fourth Ward is an exciting neighborhood home to locals and A-list celebrities. It boasts trendy restaurants and bars, the historic Fourth Ward Park, as well as Martin Luther King's birth home and museum all nearby. There are three Marta stations within 2 miles of the house; one is 1.2 miles. UBER is extremely convenient and always available within a few minutes, so I don't ever bother with taxis. Uber is also about half the price to the airport as taxis. There is also a bike rental shop 1 block away on the Beltline, where you can walk or bike to Piedmont Park, Midtown and Inman Park. Definitely check out the "Beltline"; it's a hugely popular paved biking and walking trail just 1 block from the house that takes you through great neighborhoods and ends at Atlanta's largest park (Piedmont Park). Locals go there to see and be seen, bar hop, and exercise.

Midtown Historic Designer Apartment, Aiden

Look across the leafy courtyard from the sun room of a landmark building in Atlanta. Built in 1907 by the famed Southern architect G.L. Norman, this restored apartment boasts eclectic accents such as stained-glass windows and original hardwood floors. This unit is on the first floor level, with an expansive sunroom overlooking the courtyard on historic Ponce De Leon Avenue. Please note that this is an urban setting. The building has been restored with new windows, doors and drywall, even so you will hear faint noises of the city. You will have access to your private unit on the first floor and gated parking for one car. Christina is always available by message should you need her. The apartment is in The Woodruff on Ponce that’s located near all things Atlanta. It’s a few blocks from Ponce City Market, the beltline, and Piedmont Park. Many well-known Atlanta eateries including Mary Mac's Tea Room, Bon Ton and Pappi's are close by. The Woodruff is on the bus line, close to two Marta Stations (Peachtree Center and Midtown Arts)and uber is always within 2 minutes. The city also has Bird and Lime scooters as well as motorized and non motorized bikes. If you are traveling with a car you will have one off street, gated assigned parking space. We can provide only one parking space per reservation. The building has a total of six units. Urban noises may be heard at times. Pets are considered, please ask before booking. You will be given a key fob to enter building and a electronic gate opener if you have a car. If either are lost there will be a $200 replacement fee.
